Whereas, T-Bar Properties, LLC, an Arkansas limited liability company, with principal
offices at "Grantor") is the sole owner of the following described lands situated in Pulaski County,
Arkansas, to wit:
PROPERTY DESCRIPTION
Lying in the Southwest 1/4 of the Northwest 1/4 of Section 9, Township 1 South, Range 13
West and being known as part of a parcel of land conveyed to T-Bar Properties, LLC by
deed recorded in instrument # 2013070868 in the Pulaski County, Arkansas Clerk's office
as shown hereon. Commencing at the Northeast corner of said Southwest 1/4 of the
Northwest 1/4 of Section 9, Township 1 South, Range 13 West. Thence along the Easterly
line of said S/W 1/4 S 02°04'39" W a distance of 772.67 to a point. Thence N. 87°55'21"
W a distance of 839.28 feet to a place of beginning of the premises herein intended to be
described.
Thence S 46°06'01" E a distance of 196.73 feet to a mag nail set;
Thence S 51°04'39" W a distance of 124.77 feet to a mag nail set;
Thence N 39' 52'04" W a distance of 195.21 feet to a mag nail set;
Thence N 51°04'39" E a distance of 103.41 feet to a mag nail set at the point of beginning
and containing 0.51 acres of land, more or less as surveyed, calculated and described by
Kenneth Olin Beckwith, PS 1645 of Development Consultants Incorporated.
Whereas, said owner desires to plat the above property into a lot;
NOW, THEREFORE, the undersigned, for and in consideration of the benefits to accrue
to it and its successors and assigns, which benefits it acknowledges to be of value, has caused to
be made the Plat entitled "Lot 1 of Cal -Ark Garage Subdivision" showing a=11rvey certified by
Kenneth Olin Beckwith, Registered Professional Land Surveyor, and Benjamin L. Kuddes,
Registered Professional Engineer, dated the day of 20 , and bearing a
Certificate of Final Approval executed by the Little Rock Planning Commission, and showing the
bounds and dimensions of the property now being subdivided into a lot (the "Plat").
The lands in said Plat shall be forever known as Lot 1 of Cal -Ark Garage Subdivision,
Addition to the City of Little Rock, Arkansas, and any and every deed of conveyance of any lot in
such additional describing the same by the number shown on said Plat shall always be deemed a

sufficient description thereof.
With the filing of this Bill of Assurance and the Plat in the office of the Circuit Clerk of
Pulaski County, Arkansas, the rights -of -way shown on the Plat, if any, are hereby dedicated to the
City of Little Rock and to Pulaski County, Arkansas. The utility easements shown thereon are
dedicated to the appropriate public utilities.
Grantor and all future grantees of the property described in this Bill of Assurance and the
Plat specially agree all ordinances of the City of Little Rock shall be strictly adhered to and
followed and, should the Plat or this Bill of Assurance be contrary, in any way, to the ordinances
adopted by the City of Little Rock, from time to time, such ordinances shall have precedence.
All buildings constructed on said lot shall be constructed no nearer to the street than the
building line shown on the plat, and all buildings shall be constructed in conformance with the
Building Code and Zoning Ordinance of the City of Little Rock, Arkansas.
Any and all of the covenants, provisions or restrictions set forth in this Bill of Assurance
may be amended, modified, extended, changed or canceled, in whole or in part, by a written
instrument signed and acknowledged by the owner of the lot contained in addition. The
provisions of such instrument so executed shall be binding from and after the date it is duly filed
for record in Pulaski County, Arkansas. Each covenant in this instrument, unless expressly
provided otherwise, shall remain in full force and effect in perpetuity.
