Approved engineering drawings for streetlight system have been received and approved. Applicant is
responsible to furnish as -built drawings once streetlights have been installed.

WHEREAS, Jerry and Sue Anne Victory are the sole owners of the following
described property to -wit:
Part of the SE1/4, NW1/4, Section 14, Township 1 South , Range 13 West,
Pulaski County, Arkansas described as follows: Commencing at the NE corner of said
SE 1 /4, NW 1 /4, thence S 01 deg 12 min 19 sec W 200 ft, thence S 89 deg 52 min 41 sec
W 12.0 ft to the point of beginning, thence continue S 89 deg 52 min 41 sec W 188.0 ft,
thence S 01 deg 12 min 19 sec W 400 ft, thence N 89 deg 52 min 41 sec E 185.8 ft,
thence N 01 deg 31 min 24 sec E 399.26 ft to the point of beginning, containing 1.72
acres, more or less.
NOW, THEREFORE, WITNESSETH:
That, Jerry and Sue Anne Victory the said owners, hereinafter termed grantors,
have caused said tract of land to be surveyed by Edward Lofton, Registered professional
Land Surveyor, and a plat thereof made which is identified by the title, Victory No. 2
Addition to the City of Little Rock, Pulaski County, Arkansas and the date 6 September
2019 and by the signatures of the said surveyor and Jerry and Sue Anne Victory said
grantors, and bears a Certificate of Approval executed by the Little Rock Planning
Commission, and is on record in the Office of the Circuit Clerk and ex-officio Recorder
of Pulaski County, Arkansas, in Plat_ Book Page and grantor es

The grantors do hereby certify that they have pla d said real estate in acc rd ce
with said plat. The lands embraced in said plat shall be forever known as designated on
said plat, and every deed of conveyance for said property shall use this designation.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit
Clerk and ex-offico Recorder of Pulaski County shall be valid and complete delivery and
dedication of the streets and easements shown on the said plat.
The lots in said Subdivision shall be sold by the grantor and shall be purchased
by the buyers thereof subject to the following covenants, to -wit: '
1. All buildings constructed on said lots shall be constructed no nearer to the
street than the building line shown on the plat, and all buildings shall be
constructed in conformance with the Building Code and Zoning Ordinance of
the City of Little Rock, Arkansas.
2. No lot shall be used except for residential purposes. The ground floor area of
any dwelling constructed on any lot shall be not less than 1500 square feet.
3. No structures of a temporary character, trailer, mobile home, basement, tent,
shack, garage, barn, or other outbuilding shall be used on any lot at any time as
a residence, either temporarily or permanently.
4. No unlicensed vehicle shall remain on the property.
