(LR) - Plat Afternoon Vince, In the past, whenever we are platting, and dedicating property on the plat, we have been allowed to show the area of dedication with a note "to be dedicated by this plat", but not provide a written description. Once the plat is accepted and recorded that area automatically becomes dedicated to the public. Wouldn't this work in this instance as well? The ROW way dedication the City requires along Cantrell/Hwy 10 per the Master Street Plan is 55 feet - need to show the additional dedication required on the subject property. 3. (LR) - Asbuilt/Elevation Certificate & Invoice Phillip, In review of the submitted Elevation Certificate, the finished floor elevation of the new structure shows to be 271.7 ft and the base flood elevation is 271 ft in this area per the FIRM. All requirements and City code for construction of this structure within the floodplain require the lowest finished floor to be 1 ft or move above base flood elevation. Based on the provided elevation certificate, staff cannot release the CO until a resolution is obtained. Please have the surveyor take another look at the flood insurance study and all survey information and determine if the information provided on the elevation certificate is accurate.
