You are right the subject property description confused me. I know you will pull your hair out but I
noticed and I may not have originally commented but if you are creating a new subdivision in the
floodplain, the minimum finished floor elevation must be shown on the lot.

Afternoon Vince,
In the past, whenever we are platting, and dedicating property on the plat, we have been allowed
to show the area of dedication with a note "to be dedicated by this plat", but not provide a written
description. Once the plat is accepted and recorded that area automatically becomes dedicated to
the public. Wouldn't this work in this instance as well?

The plat looks good. Please proceed to preparation of the legal description. The
floodway area should only be placed within a floodway easement. Provide
description. The plat or notes should contain the City ordinance # for reference that
approved the parking in the floodway.

Let's visit about this as soon as possible. Also, we will need a plat
of the property that provides the following:
1. Dedication of the property in the Floodway - EXCLUDING THE
PORTION OF THE BUILDING IN THE FLOODWAY.
2. The ROW way dedication the City requires along Cantrell/Hwy
10 per the Master Street Plan is 55 feet - need to show the
additional dedication required on the subject property.
3. Three legal descriptions on the property 1) overall legal
description, 2) Floodway dedication legal description, & 3) Highway
ROW dedication legal description.
Vince would like to review the plat before any of us sign it
(Surveyor, Fngineer, Owner, City Planning)

Phillip,
In review of the submitted Elevation Certificate, the finished floor elevation of the new
structure shows to be 271.7 ft and the base flood elevation is 271 ft in this area per the
FIRM. All requirements and City code for construction of this structure within the
floodplain require the lowest finished floor to be 1 ft or move above base flood
elevation. Based on the provided elevation certificate, staff cannot release the CO until a
resolution is obtained. Please have the surveyor take another look at the flood insurance
study and all survey information and determine if the information provided on the
elevation certificate is accurate.
In addition, the elevation certificate should be stamped and signed by the licensed
surveyor who prepared the certificate.
