That whereas I, S. Anne Goodman, am the owner of Lots 8, 9, 10 and 11, Block 3,
Auten and Moss Addition to the City of Little Rock, Pulaski County, Arkansas. I hereby
dedicate the following described property: A 20 foot radial dedication described as part
of Lot 9, Block 3, Auten & Moss Addition to the City of , Pulaski County, Little Rock
Arkansas, beginning at SE corner of Lot 9, thence N 89019' tl W, along the south line
of said Lot 9, 20.23 feet to a curve; thence along a curve to the right with a 20 foot radius
and chord bearing and distance of 45020104"' E, 28.45 feet to the east line of said Lot 9;
thence South along the said east line 20.23 feet to the point of beginning. A 20 foot
radial dedication described as part of Lot 10, Block 3, Auten & Moss Addition to the City
of Little Rock, Pulaski County, Arkansas, beginning at S W corner of said Lot 10, thence
North along the west lure of said Lot 10 19.77 feet to a curve; thence along a curve to the
right with a 20 foot radius and chord bearing and distance of S 44°39'56" E, 28.12 feet to
a point on the south line of said Lot 10; thence N 89°19'52" W, along said south line,
19.77 feet to the point of beginning.
That I, S. Anne Goodman, hereinafter termed grantor, have caused the said tract
of land to by surveyed by Brooks Surveying Inc., Professional Land Surveyors and a plat
thereof made which is identified by the title of Lot 8R, 9R and 10R, being a replat of
Lots 8, 9,10 and 11, Block 3, Auten and Moss Addition to the City of Little Rock,
Pulaski County, Arkansas. By the signature of the said surveyor and the said grantors
and bears a Certificate of Approval executed by the Little Rock Planning Commission
and is on record in the Office of Circuit Clerk and ex-officio Recorder of Pulaski County,
Arkansas as Instrument No..) [ L " _: ; i ' and the grantors do hereby make
this Bill of Assurance. r ,.
The grantors do hereby certify that they platted said real estate in accordance with
said Plat. The lands embraced in said plat shall be forever known as designated on said plat
and every deed of conveyance for said property shall use this designation.
The purpose of this plat is to change the configuration of said lots into three lots.
All Buildings and structures constructed on said property shall conform to the rules
and regulations of the City of Little Rock, Arkansas.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit
Clerk and ex-officio Recorder of Pulaski County shall be valid and complete delivery and
dedication of the streets and easements shown on the said plat.

Dear Mr. Changose,
The proposed replat is not approved with the following conditions and concerns:
1. Contact Patrick Powell of the Public Works at 501-371-4688 or 501-413-2897 for inspections of any work in the
public right-of-way prior to construction. Failure to do so can result in removal of any improperly placed
concrete or asphalt at the expense of the owner or contractor. My client will comply.
2. A grading permit is not required for the proposed site work. However, all construction work must include
appropriate drainage and erosion control measures (i.e. hay bales, silt fencing, mulching etc.) to protect the
municipal storm water drainage system and neighboring properties from sediment runoff. New development may
be subject to inspections for compliance. My client will comply.
3. Show the location of proposed driveways. Chapter 31 Section 171 of the City of Little Rock Code of ordinances
restricts the placement of driveways. Lee Avenue is classified as a collector street per the Master Street Plan, and
driveways within this street frontage must be 125 feet from the property line and spaced 250 feet as measured
from centerline to centerline. Driveways on residential streets may be no closer than 5 feet from the property line
no closer than 25 feet from the right of way of the adjacent street. My client will comply.
4. The maximum cross slope at the sidewalk crossing over a driveway is 1:50 over a 3-foot pathway. All driveway
aprons within the public right-of-way shall be a minimum six (6) inches thick of 3000 psi concrete. Driveway
aprons must be installed per City of Little Rock Standard Details for residential driveways. My client will
comply.
5. Provide sidewalk ramps for the disabled within the public right-of-way at street corners to eliminate steps in the
sidewalk. The maximum slope of ramps is 1:12 with 1:10 side slopes. A four foot landing area must be installed
at the top of the ramp. Slope cannot exceed 2% in either direction. Ramps must be constructed per Public Works
Standard Details PW-48 thru PW-53. Contact Patrick Powell with the Public Works for inspection or
clarification. My client will comply.
Boundary street improvements shall include, but not be limited to, reconstruction of one-half section of the
abutting street if the existing street is not up to city standards. Repair, replace, or extend existing damaged,
missing, and noncompliant curb and gutter, sidewalk, access ramps or concrete driveway aprons within the public
right-of-way adjacent to the site. Remove abandoned driveway cuts and replace with curb, gutter, and
sidewalk. All work within the public right-of-way shall conform to City of Little Rock Standard Details and
ADA guidelines. My client will comply.
7. Damage to public and private property due to hauling operations or operations of construction related equipment
from a construction site shall be repaired by the responsible party prior to the approval of the final plat. My client
will comply.
8. A 20 ft radial dedication of right-of-way or dedication of right-of-way sufficient for installation of required
improvements is required at the intersection of North Valentine Street and Lee Avenue and also the intersection of
North Ridgeway Street and Lee Avenue as shown on the preliminary replat. Complied with.
9. All disturbed areas must be stabilized with vegetation within 21 days of completion of grading activity. My client
will comply.
10. Approval of the proposed replat is denied until the Civil Engineering comments or conditions have been
adequately addressed to the satisfaction of Civil Engineering staff. Comments or conditions should be addressed
to CEPermits@littlerock. ov . If you have any questions or desire additional information, please do not hesitate to

Mr. Changose,
Prior to staff approval of your replat, we require:
A written response to staff comments. Conditions should be acknowledged "will comply," or another response
satisfactory to staff must be provided.
Installation of erosion controls at the project site
Following the approval of the replat, we will place a hold on the certificate of occupancy of the site. This hold will remain
until staff conditions have been satisfied. During construction, the contactors must not block pedestrian access with
equipment or materials. Contact Travis Herbner with Traffic engineering 501-379-1805 for clarification on barricades
and curb cuts if necessary.
