Pulaski County, Arkansas, containing 3.728 acres, more or less. AND WHEREAS, it is desirable that all of the above described property be platted into lots. NOW, THEREFORE, WITNESSETH: That, Harry and Paulette Bassett the said owners, hereinafter termed grantors, have caused said tract of land to be surveyed by Edward Lofton, Registered Professional Land Surveyor, and a plat thereof made which is identified by the title, Heritage Subdivision to the City of Little Rock, Pulaski County, Arkansas and the date 26 August 2013 and by the signatures of the said surveyor and Harry and Paulette Bassett said grantors, and bears a Certificate of Approval executed by the Little Rock Planning Commission, and is on record in the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas, in Plat Book Page and grantor does hereby make this Bill of Assurance. The grantors do hereby certify that they have platted said real estate in accordance with said plat. The lands embraced in said plat shall be forever known as designated on said plat, and every deed of conveyance for said property shall use this designation. The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex offico Recorder of Pulaski County shall be valid .and complete delivery and dedication of the streets and easements shown on the said plat. The lot in said Subdivision shall be sold by the grantor and shall be purchased by the buyers thereof subject to the following covenants, to -wit: 1. All buildings constructed on said lots shall be constructed no nearer to the street than the building line shown on the plat, and all buildings shall be constructed in conformance with the Building Code and Zoning Ordinance of the City of Little Rock, Arkansas_ 2. No lot shall be used except for residential purposes. No building shall be erected on any lot other than one single family dwelling. The ground floor area of any dwelling constructed on any lot shall be not less than 900 square feet. 3. No structures of a temporary character, trailer, mobile home, basement, tent, shack, -garage, barn, or other outbuilding shall be used on any lot at any time as a residence, either temporarily or permanently. 4.
