HomeMy WebLinkAboutS-1808 ApplicationBILL OF ASSURANCE TO: THE PUBLIC ) KNOW ALL MEN BY THESE PRESENT That whereas I, H-D-T, LLC, am the owner of: The East 86 2/3 feet of Lots 4, 5 and 6, Block 6, Jansen's Addition to the City of Little Rock, Pulaski County, Arkansas. I, H-D-T, LLC, hereby dedicate the following described property to the public a 20' foot radial dedication, described as follows: Part of Lot 6, Block 6, Jansen's Addition to the City of Little Rock, Pulaski County, Arkansas, described as follows: Begin at the SE corner of said Lot 6; thence N 89°30'45" W, along the south line of said Lot 6, 20.18 feet to a curve; thence along a curve to the left having a 20 foot radius and chord bearing and distance of N 45'14'03" E, 28.41 feet to a point on the east line of said Lot 6; thence S 0'01'09" E, along said east line, 20.18 feet to the point of beginning. That I, H-D-T, LLC , hereinafter termed grantor has caused the said tract of land to by surveyed by Brooks Surveying Inc., Professional Land Surveyors and a plat thereof made which is identified by the title of Lots 4R and Lot 6R, Block 6, Jansen's Addition to the City of Little Rock, Pulaski County, Arkansas. By the signature of the said surveyor and the said grantors and bears a Certificate of Approval executed by the Little Rock Planning Commission and is on record in the Office of Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas as Instrument No. and the grantors do hereby make this Bill of Assurance. The grantors do hereby certify that they platted said real estate in accordance with said Plat. The lands embraced in said plat shall be forever known as designated on said plat and every deed of conveyance for said property shall use this designation. All Buildings and structures constructed on said property shall conform to the rules and regulations of the City of Little Rock, Arkansas. Purpose of this replat was to replat land as approved by Little Rock Planning Commission and Little Rock Board of Directors case No. Z-9258. Lot 4R has 18 foot building line (Lewis Street side); Lot 6R has a 15 foot front building line. Maintenance and the cost thereof of the common driveway, carport and storage structure shall be shared equally by the owners of the property in which they set (aka Lots 6R and 4R), The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County shall be valid and complete delivery and dedication of the streets and easements shown on the said plat.
