KNOW ALL MEN BY THESE PRESENTS:
THAT WHEREAS, AutoZone Development, LLC, a Nevada limited liability company,
("Declarant", or "Allottor), is the owner of the following described land in the City of Little Rock,
County of Pulaski, State of Arkansas, to -wit:
A part of the NE 1/ NE 1/4, Section 5, Township 1 South, Range 13 West, Pulaski
County, Arkansas, more particularly described as follows: Commence at the
intersection of the centerline of Arkansas State Highway Number 5 (Stagecoach

WHEREAS, the Declarant desires to plat the above property into two Lots;
NOW THEREFORE, the Declarant declares that the property is and shall be held,
transferred, sold, conveyed and occupied subject to the covenants, restrictions, easements, charges
and liens (sometimes referred to as "Covenants and Restrictions") set forth.
WITNESSETH:
That the said Declarant for and in consideration of the benefits to accrue to it and its successors and
assigns, which benefits it acknowledges to be of value, has caused the land herein above described
to be surveyed and a Plat thereof which is identified by the title "Lot 1 and Lot 2, AutoZone at
Stagecoach Subdivision, an addition to the City of Little Rock, Pulaski County, Arkansas"
(hereinafter referred to as the "Plat") made thereof by Nikolay Nedkov, a Professional Land
Surveyor, License Number PLS # 1759, said Plat bearing the signature of the said Surveyor and
Engineer being of record in the office of the Circuit Clerk and Ex-Officio Recorder of Pulaski
County, Arkansas, in Plat Book

and the Allottor does hereby make this Bill of
IN FURTHERANCE THEREOF, Declarant warrants and represents that it has laid off,
platted and subdivided, and does hereby lay off, Plat and subdivide the land herein described, in
accordance with the aforesaid Plat. The land embraced in said Plat shall be forever known as:
Lot 1 and Lot 2, AutoZone at Stagecoach Subdivision, an addition to the City of Little
Rock, Pulaski County, Arkansas.
1. All buildings construed on said Lots shall be constructed no nearer to the street than
the building line shown on the Plat, and all buildings shall be constructed in conformance with the
Building Code and Zoning Ordinance of the City of Little Rock, Pulaski County, Arkansas.
2. All upkeep of all property that is considered Common Property, which includes
property that has common use and enj oyment to the owners of Lots 1 and 2, including but not limited
to the driveway, curbs, and any easements granting ingress and egress to the property, that the
owners will both uses, will be the shared equally by the owners of Lots 1 and 2. The Declarant
states and acknowledges that the Common Property is private and its maintenance is the
responsibility of the owners of Lots 1 and 2.
This Bill of Assurance, and any amendments hereto, may recorded by the parties and shall

Constitute a covenant running with the land, and the terms hereof shall not be amended or modified,
except by written agreement.
