Grantor has caused the Property to be surveyed and a re -plat (the "Replat") thereof made,
which is identified by the title of "Lots 1-21, Block 1, Hyde Park Addition to the City of Little
Rock, Pulaski County, Arkansas Being a Replat of Block 1, Lot 3, Hyde Park, City of Little Rock,
Pulaski County, Arkansas". This Bill of Assurance and the Replat have been signed by said Grantor
and is recorded in the office of the Circuit Clerk and Ex-Officio Recorder of Pulaski County,
Arkansas, at e 01&0,: 5' 41& . Grantor does hereby snake this Bill of Assurance to
govern and control the land described in the Replat.;aO 017 4IV
HEREAFTER, the Property shall be known as the Hyde Park Addition, which shall contain
twenty-one lots as shown on the Replat. Conveyances and the foregoing description of the Property
shall be a proper and sufficient description thereof, to wit:
Lot [appropriate number], Hyde Park Addition to the City of Little Rock, Pulaski
County, Arkansas

Lots 1-21, Hyde Park Addition to the City of Little Rock, Pulaski County, Arkansas, shall
be conveyed by the Grantor and shall be acquired by the grantees thereof, subject to the covenants
contained herein and the Replat.
RIGHTS OF WAY: With the filing of this Bill of Assurance and Replat in the office
of the Circuit Clerk of Pulaski County, Arkansas, the rights -of -
way and alleys shown on said Replat are hereby dedicated to the
City of Little Rock. The utility easements shown thereon on
dedicated to the appropriate public utilities.
TERM/AMENDMENT: This Bill of Assurance shall be in full force and effect in perpetuity
subject to the following amendment and termination rights of the
owners of the Property. This Bill of Assurance may be amended
or terminated at any time from the date hereof by the written
agreement of 751/o of the owners of Lots 1-21. The parties are
mindful of the decision in Rausch Coleman Homes, LLC v. Brech,
2009 Ark. App. 225 (the "Decision") and do not wish for the
Decision to limit the ability of the parties to amend this Bill of
Assurance at any time and from time -to -time. The parties intend
that this Bill of Assurance may be amended at any time fi•om the
date hereof throughout the term of this Bill of Assurance and
expressly intend and agree that this Bill of Assurance may be
amended prior to any expiration or termination date set forth
herein.
RESTRICTIONS: Grantor and all future grantees of the property described in this
Bill of Assurance and the Replat specifically agree all ordinances
of the City of Little Rock shall be strictly adhered to and followed
and, should the Replat or this Bill of Assurance be contrary, in any
way, to the ordinances adopted by the City of Little Rock, from
time to time, such ordinances shall have precedence.
All buildings constructed on said lots shall be constructed no
nearer the street than the building line shown on the Replat, and
all buildings shall be constructed in conformance with the
Building Code and Zoning Ordinance of the City of Little Rock,
Arkansas.
The 20 foot alleys are to be private drainage, utility and access
easements, and shall be maintained by the property owner. City of
Little Rock vehicles cannot provide services within the alley due
to "No through access" being provided.

site, as well as a vicinity map. Would you mind taking a look at this information and let me know if you guys
will require any easements for the plat on the site? If easements are required, will you please provide me with
the sizes needed? We will then have them added to the plat and send it to you for approval? We are under a
tight deadline for getting the plat completed. I just wanted to get input from you and put this on your radar.

So long as there is ample space behind the curb and sidewalk, 5 ft or better, we can place our cable in the Right of Way.
If the pavement and sidewalk absorb the whole of the Right of Way an easement should be provided for us to serve

Entergy usually requires a 15 foot easement for overhead, or underground extensions along the front property lines of
the developed lots. This allows enough room to safely run the power lines and install the poles, transformers and other
associated equipment to serve the houses built in the area.
Entergy already has an existing power line along Charles Bussey Ave and another one along part of Madison Street.
