That whereas we, William T. & Penny Sue Simmons, are the owners of: Part of the SW'Y4, Section 23, T-1-N,
R-14-W, Pulaski County, Arkansas, described as follows: Commence at the SW corner of NW'/, SW'/4, thence N
0°01'07" E, along west line of said SW'/, 346.4 feet to the point of beginning; thence continue N 0°01'07" E, along said
west line, 346.4 feet; thence N 89050'08" E, 393.2 feet; thence S 0°01'07" W, 346.2 feet; thence S 89048'22" W, 393.2
feet to the point of beginning, containing 3.125 acres, more or less. Subject to a 25 foot ingress -egress easement over
the east 25 feet thereof.
We, Michael Anthony & Sabra Jane DeCicco, are the owners of: Part of the SW'/, Section 23, T-1-N, R-14-W,
Pulaski County, Arkansas, described as follows: Begin at the SW corner of NW'/ SWY4, thence N 0°01'07" E, along
west line of said SW'/, 346.4 feet; thence N 89°48'22" E, 393.2 feet; thence S 0°01'07" W, 346.2 feet to the south line
of said NW'/ SW'/; thence S 89°46'39" W, along said south line, 393.2 feet to the point of beginning, containing 3.125
acres, more or less.
That we, William T. & Penny Sue Simmons and Michael Anthony & Sabra Jane DeCicco , hereinafter termed
grantors, have caused the said tract of land to by surveyed by Brooks Surveying Inc., Professional Land Surveyors and
a plat thereof made which is identified by the title of Lots 1 and 2, Simmons Family Addition, Pulaski County,
Arkansas. William T. & Penny Sue will retain ownership of Lot 2 and Michael Anthony & Sabra Jane DeCicco
will retain ownership of Lot 1. By the signature of the said surveyor and the said grantors and bears a Certificate of
Approval executed by the Little Rock Planning Commission and is on record in the Office of Circuit Clerk and ex-officio
Recorder of Pulaski County, Arkansas as Instrument No. and the grantors do hereby make
this Bill of Assurance.
The grantors do hereby certify that they platted said real estate in accordance with said Plat. The lands
embraced in said plat shall be forever known as designated on said plat and every deed of conveyance for said property
shall use this designation.
Easements are as shown on recorded plat.
All Buildings and structures constructed on said property shall conform to the rules and regulations of the City of
Little Rock, Arkansas and Pulaski County, Arkansas.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex-officio Recorder of
Pulaski County shall be valid and complete delivery and dedication of the streets and easements shown on the said plat.
