I remembered discussing this property, but I didn't have any way of tying the conversations together, and all I could find was my comments to the City. The basic sewer service layout as shown will be acceptable provided that the sewer service pipe is changed to 4" instead of 6" (SDR21 if PVC), and that the triangle easement to get the proposed service across the adjoining lot is recorded along with the plat for this property. No adjoining easement would be required if you were to push that bend down toward the street such that the service line runs in street right-of-way (see attached drawing for illustration of what I'm trying to communicate.) All sewer construction shall be in accordance with LRWRA Standard Specifications, latest edition. Please send me a revised drawing so that I can see the final outcome of the sewer service, and I can approve the plat once that is acceptable. I can't tell from the information I have if the existing sewer mains are in right- of-way or on the subject property, but if they're on the property, then there must be easement(s) dedicated for the sewer. That is the smaller issue however. The bigger issue is that there is no sewer access for Lot 1 as platted, and therefore a sewer main extension is required to serve this lot. Plans and an estimate should be submitted to this office for said sewer main extension, together with the required 1% review fee. The plans will be reviewed, and once approved will be sent out with an approval letter. That approval letter must be signed by the project owner and returned to this office prior to construction. Once I have received the signed letter back from the owner, then I can sign off on the plat.
