property, described as follows:

County, Arkansas being more particularly described as follows:
BEGINNING at the NE corner of the NE1/4 SE1/4 of said Section 4; thence N
87020'20" W, a distance of 46.50 feet to the west right-of-way line of Meadow
Lane; thence S 02039'49" W along said west right-of-way line, a distance of
327.63 feet; thence continue along said west right-of-way line on a curve to the
right having a Radius of 25.00 feet, an Arc Length of 39.23 feet and a Chord
bearing and distance of S 47°42'21" W, 35.33 feet to the north right-of-way line of
Meadow Lane; thence N 87015'07" W along said north right-of-way line, a
distance of 295.62 feet; thence N 11 041'39" W, a distance of 304.97 feet to the
south right-of-way line of Interstate 30; thence N 62038'00" E along said south
right-of-way line, a distance of 326.88 feet; thence N 66017'56" E along said
south right-of-way line, a distance of 176.51 feet; thence S 02010'03" W, a
distance of 185.26 feet to the POINT OF BEGINNING, containing 3.64 Acres
(158,656 sq. ft.) more or less.
NOW, THEREFORE, WITNESSETH:
That we, the said A and L Energy, Inc., hereinafter termed grantor, have caused said tract of
land to be surveyed by Development Consultants, Inc., Todd A. Shettles, Professional Licensed
Surveyor, PLS#1527, and a plat thereof made, which is identified by the title Final Plat of Lots 1
& 2, A and L Addition to the City of Little Rock, Pulaski County, Arkansas and the date March 8,
2016 and by the signature of the said surveyor and the said grantor, and bears a Certificate of
Approval executed by the Little Rock Planning Commission, and is on record in the Office of the
Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas as instrument number
12Z ID, t 6 9 3 ; grantor does hereby make this Bill of Assurance.

The grantor does hereby certify that they have platted said real estate in accordance
with said plat. The lands embraced in said plat shall be forever known as shown on said plat;
and every deed of conveyance for said property shall use this designation.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and
ex-officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of
the street right-of-way and easements shown on the said plat.
All buildings constructed on said lots shall be constructed no nearer to the street than
the building line shown on the plat, and all buildings shall be constructed in conformance with
the Building Code and Zoning Ordinance of the City of Little Rock, Arkansas.

I'm not seeing the sewer mains on the drawings, but we do have a sewer main in the area for which an easement must
be retained, if it is not in the right-of-way. It is along the east and south lines of the property.

There do not appear to be any existing conflicts with Entergy facilities. There are power lines running along the road to
the south and east of the property and another line along the western boundary of the property.
No additional easements are required at this time. As the property develops and electrical needs are determined, then
easements can be worked out at that time for the specific locations where electrical facilities are required to serve the
property.
