Dear Mr. McNeil:
The final plat for Lot 10534, CVS Subdivision Being a Replat of a parts of Lot 1 and Lot
2, Allene Bell Subdivision, an Addition to the City of Little Rock, in the Northeast Quarter
of the Northeast Quarter, Section 1, Township 1 South, Range 11 West and Lot 1 and Lot
2, Integra Addition, An Addition to the City of Little Rock, Pulaski County, Arkansas has
been reviewed and approved for final signatures and recording. Please bring the plat and
the bill of assurance to our office for signature. It is your responsibility to record the final
plat and bill of assurance with the Pulaski County Circuit Clerk's office. Upon recording
of the final plat and bill of assurance the City requires eighteen (18) copies of the recorded
plat and one (1) copy of the recorded bill of assurance be provided.

I have made a final inspection of the improvements and find that:
All improvements shown on construction drawings for the development are constructed and in conformance
with City requirements/standards.
Certain Improvements remain uncompleted and a punch list has been prepared and sent.

I have reviewed the plat and find that the street names and street configuration are acceptable.

TRAFFIC ENGINEER REPORT
I have reviewed the plat and find that:
_ All streetlight installation, striping, signage and other traffic improvements have been constructed and are in
conformance with City requirements/standards.
street signs should be ordered and billed to developer. Work orders have been prepared for signage.
Certain improvements remain uncompleted and a punch list has been prepared and sent.
Approved engineering drawings for streetlight system have been received and approved. Applicant is
responsible to furnish as -built drawings once streetlights have been installed.

1 have reviewed the file for this matter and find that:
The maintenance bond has been submitted and it is the proper type and amount.
Financial assurance for the uncompleted improvements listed above has been received.
As -built drainage plans in electronic form have been submitted.

Entergy does not object to the attached plat for this location. There is an existing three phase power line along the
north side of Baseline Road and along the east side of Geyer Springs Road at this intersection. A power line crosses
Geyer Springs Road to feed the existing gas station and there are a couple street lights and poles on the corner as well.
As the property develops then further discussions can take place regarding the service requirements and ultimate
locations of facilities to serve this development.
