Replace decking on south porch a. Remove all decking on south porch. Do not remove railing during operation. Inspect underlying joists. Replace and/or repair joists as needed with the same size and profile of wood utilizing same techniques as original. Seal the joists with a waterproof sealer. Prime decking boards before installation. Replace with tongue and grove planks in 5/4" thickness 10'-0" long cut to length. Replace spacers at bottom of railing with wood to match original's size and shape. Paint color to be "porch gray." 2. Repair box gutter on south porch a. Remove and replace all rotted wood with the same size and profile of wood utilizing same techniques as original. Seal entire length of box gutter with "Peel & Seal"(TM) to prevent further leaking. 3. Painting of fascia and soffit boards, columns and attached brackets, door facing and attached framing, porch railing systems, as well as east and west fan shaped attic dormers a. Scope of Work Contractor shall supply labor and materials for surface preparation and painting as specified. Contractor shall note windows and attached framing as well as main entrance door and frame are not in bid. Contractor shall make note of deductive alternate for various specified carpentry items. Contractor shall supply itemized bid for all noted elements. Owner reserves right to deduct various noted items prior to issuance of P.O. Contactor is cautioned that this is a historic structure and care is to be taken to avoid damage to existing building parts to remain. The contractor will be held responsible for the restoration or replacement of any such building parts damaged during this project. General Specifications A) Surface preparation of various elements Contractor shall make note of accumulation of paint layers on both north and south wood porch systems; in particular, facia and soffit boards, columns and attached brackets, door facing and attached framing, porch railing systems, as well as east and west fan shaped attic dormers. Surface preparation for these items shall consist of power washing, application of a mildewcide solution (consisting of one part liquid household bleach and three parts of warm water), and then removal of a minimum of 80% accumulated paint layers back to bare wood surfaces prior to application of new caulking, paint primer coat and paint. Other exterior items to be painted, such as porch flooring, porch ceilings, latticework systems, steps, etc. shall have standard manufactures recommended surface preparation (removal of all loose paint and priming of bare wood surfaces). Contractor shall leave site free of all loose paint and other work related debris at end ofjob. B) Painting of various elements All paint shall be best grade 100% acrylic exterior Sherwin Williams brand or approved equal (Paint specs are listed below) Contractor shall make containers of paint available for inspection by owner at job site. Primer shall be by same paint manufacturer 2 of 3 and applied to manufacturer recommendations unless otherwise noted. Application shall be one coat brush applied over one coat brush applied primer for porches and two coats brush applied over one coat brush applied primer for porch flooring. C) Carpentry Items (bid as deductive alternate per item) Contractor shall provide price for replacement of various rotted wood elements on both North and South porch systems including potentially rotted balusters, top rails, bottom rails, facia and soffit boards, trim, etc. as well as rotted lattice work or lattice work trim. All replacement elements shall match pre-existing in dimensions and materials.
