Anne Guthrie DATE: 27 December 1999 APPLICANT: City of Little Rock ADDRESS: MacArthur Park, east side COA REQUEST: Construction of new restrooms PROJECT BACKGROUND, DESCRIPTION AND ANALYSIS: The subject property is located north of I-630, on the east side of the MacArthur Park, near the tennis courts. The previous site for the restrooms was in the southern end, near the pavilion and by the pond; they were damaged extensively by the tornado and subsequently demolished. Primarily, they are being relocated due to the fact that park usage is more to the north. The new restrooms will be more centrally located in the park and will be closer to the tennis courts and playground. The new restrooms are: 35.4' in length by 22.4' wide; 16' in height; hipped 12/6 asphalted roof, two entrances on the north elevation with glass blocks over the entries; and a combination of stone veneer and CMV for the elevations. Each restroom (male and female) is approximately 150 square feet with an interior service area between the two. NEIGHBORHOOD IMPACT AND REACTION: At the time of distribution, there were no objections to this project request either in writing or by phone. STAFF RECOMMENDATION: It is staff recommendation that the project request be approved with the following conditions: ♦ should be project scope change in any fashion in terms of material, massing, scale, profile and size, staff will be notified and appropriate actions taken ♦ must meet all city codes and regulations ♦ staff will be apprised and kept up-to-date with the construction process and progress
