Beach Abstract and they never provided me with the information and still haven't to this day. They have always been
real good with a quick turnaround but not this time.

NOW, THEREFORE, WITNESSETH:
That we, the said Agnes Ewell, administrator of the Agnes Ewell Revocable
Trust hereinafter termed grantor, have caused said tract of land to be surveyed by
Smith and Goodson, PLLC, Wm. Allen Smith, Professional Surveyor, Number
1095 (Arkansas and a plat thereof made which is identified by the title Ewell
Subdivision and the date June 23, 2014 and by the signature of the said surveyor and
the said grantor(s), and bears a Certificate of Approval executed by the Pulaski County

Dear Ms. Donna James
Smith and Goodson is representing Ms. Agnes Ewell (widower) for preparation of a Final Plat of her
12.875 acre tract of land situated in western Pulaski County on Studer Road. The purpose of the
subdivision of land is for the sale of the property to two separate buyers. The existing conditions of the
property are as shown on the final plat and no new development is being done. The original property
description encumbers a portion of Studer Road. A sixty (70') foot right of way is being dedicated on this
plat to meet the requirements of Pulaski County's Master Street plan for a residential street right of
way. The water system is by private wells and sewer disposal is by septic systems. The subdivision is
creating three separate tracts.
Attached is fifteen (18) copies of the proposed subdivision plat, a bill of assurance, Final Plat checklist
and a check for the review fee.

After inspecting the following onsite wastewater systems at the corner of Studer Road and Congo
Ferndale, I have made the following observations:
■ Address 4500 —the main house on the corner
o The septic tank was located and the field lines appear to reside under the now existing
garden. The wastewater system was working during my inspection. There is adequate
room for repair if necessary.
• Address 3804 —the house on the corner
o The septic tank was located and the field lines appear to reside near the easement near
Studer road. The wastewater system was working during my inspection. There is
adequate room for repair if necessary.
• Address N/A —One story building in the middle of the property.
o The building has a holding tank for as its wastewater system. If this tank is in disrepair, a
replacement holding tank can be installed if a repair is necessary. This structure is some
type of storage or manufacturing building. Low flows allow for the holding tank to be a
viable option. If this is converted into a home, the wastewater system will need to be
updated.
• Address 24524—Trailer to the North West corner.
o The septic system appears to be shared. The wastewater system was working during my
inspection. There is adequate room for repair if necessary.
