Dear Torrence:
This letter addresses comments concerning the above-referenced application for a PZD - Planned Zonning
Development. The owner is willing to comply with all Building, Planning Department, Zoning, and Public
Works requirements as stated below and copied from your remarks and others. Any required revisions to the
plans submitted will be modified to comply with the staff comments.
If you have any questions or comments, please let me know at your earliest convenience. Thank you for your
assistance on this project and we look forward to getting this project completed to your satisfaction in a timely
manner.

Building Plan Review Remarks:
1. Will the proposed parking lot be gated; if so, provide details.
a. Yes, the new site plan will show details, a hand sketch is provided herewith. New plans should be
received in about a week from today. Employees will have access only by electronic code by their phone.
2. Provide details on signage.
a. The signage will be minimal size stating employee parking only, violater will be towed. A single posted
sign at the entrance.
3. Any site lighting must be low-level and directed away from adjacent properties.
a. All lighting will meet City requirements, along the fence to the south is proposed.
4. Handicap Parking
a. This is an exclusive, controlled employee parking lot, handicap parking for employees or customers is
provided in the Oyster Bar parking area.
5. Alley and other comments
a. The alley is to the east side of the property as shown on the survey and site plan. The falling retaining
wall at on the 3003 W Markham property will be removed before this project begins. It is scheduled to
begin the first week of January 2025.
