The redevelopment plan of the residential site into a parking area is that the new owner will remove the existing housing and replace it with a approved compliant parking area for employees. Egress from the Site will be from the eastern boundary of Property to the north alley (see Site Plan). The property is located at the most northern section of the neighborhood along S Booker, and it is the transition lot from commercial to residential zoning. Separation from Commercial to Residential can be maintained. The house is in disrepair and removing it will not impact the neighborhood negatively. The applicant hereby requests that the PZD-C be granted upon the circumstances presented above.
