Markham St. Little Rock, AR 72201 RE: Z-6911-A Local Fares Exchange & Storage – PDC South side of Baseline Road (10600 Block) Ms. Stafford, Please find the following responses to Development Staff comments: 1. Provide, in detail, more specific information on the commissary kitchen area.  Please see revised Architectural plans. The plans labeled AK (Architectural Kitchen) shows the plan, elevation, and sections of the Commissary Kitchen. This portion of the project will be a community kitchen where patrons will rent a portion of the kitchen for an allotted time. This is not a new concept in Little Rock and will function similar to Arkitchen on Markam Street. 2. Provide hours/days of operation for the food truck area and the commissary kitchen. The commissary kitchen will be self-contained for food production 24 hours a day. The food truck court will operate dependent on tenants availability breakfast, lunch and dinner times. 6 am to 8:30 pm 3. Will RV storage structures be enclosed, and will there be any outside storage of  vehicles?  All RV storage within this development will be enclosed. There will be a Food Truck court with rentable spaces that is not enclosed. 4. Provide hours/days of operation for office, warehouse space and RV storage building.  Office warehouses will be a triple net lease to tenants running businesses. Most likely business hours ranging from 7 am to 6 pm. Provide N/S and E/W cross sections.  Please see Architectural plans. 7. Will there be a sign? If so, all signage must comply with Section 36‐555 of the zoning   code.   There will be a sign. Acknowledged. The type of sign has not been determined yet but it will comply with the zoning code. 8. Will there be a dumpster on site? If so, show on site plan. All dumpster areas must be  screened and comply with SecƟon 36‐523 of the City’s Zoning Ordinance.    Please see attached Site Plan. Dumpster enclosure shall meet City of Little Rock Zoning Ordinance. 9. Any sight lighting must be low-level and directed away from adjacent properties Acknowledged.
