COA REQUEST: Install new porches on main building entrances.
PROJECT BACKGROUND, DESCRIPTION AND ANALYSIS: The subject property
is located west of I-30, on the east side of Sherman Street and the north side of 71" Street,
between 6t1' and 7"' Streets. The subject project's legal description is the Lots 4, 5, and 6
of Block 2, Stevensons Addition, City of Little Rock, Pulaski County, AR.
The purpose and intent of this project is to construct new porches over the building
entrances. The property has three buildings with 5 entrances. The structure entrances
were originally built with flat roofs. The roof replacements will consist of new roofs
with hip roofs to match the pitch of the main structure's roof. The material used will
be standing seam copper.
These apartments were built by the current owner's father and have remained in the
family since 1949.
There one criteria in the district's design guidelines for consideration.
1. Roofs 50;
a. Should be preserved in their original size, shape and pitch, with
original features (such as cresting, chimneys, finials, cupolas, etc.),
and if possible, with original roof material.
b. May be re -roofed with fiberglass shingles if the use of the original
material is not economically feasible (color should be dark gray or
black; red or green may also be appropriate for Bungalow or
Craftsman period buildings).
c. Should not have new dormers introduced -on front facades but may
have dormers added on rear facades or secondary facades where not
noticeably visible if in keeping with the character and scale of the
structure.
d. Should not have skylights, decks, or balconies added where visible
from the street.
NEIGHBORHOOD IMPACT AND REACTION: At the time of distribution, there
were no objections to this project request either in writing or by phone.
STAFF RECOMMENDATION: Staff recommends approval of this project.
