KNOW All Men By These Presents:
That KOON PROPERTIES, LLC, for and in consideration of the sum of TEN ($10.00) DOLLARS
and the benefits accruing to it and to the public generally, the receipt of which is hereby acknowledged, does
hereby grant, bargain and sell unto Pulaski County, Arkansas, for the purpose of construction, improving,
maintaining, repairing, replacing, testing and inspecting of public streets, public utilities, storm drainage,
sidewalks and ramps, and other public purposes, a strip of land owned by them, situated in Little Rock, Pulaski
County, Arkansas, to -wit:
Commencing at the Northeast corner of said NE1/4 SE1/4, thence
S89°55'W, along the North line of said NE1/4 SE1/4, 330'; thence
SO1°28'W, 494'; thence S89°52'21"W 781.54' to the existing right of way
of Arch Street Pike (AR State Highway #367)and the Point of Beginning;
thence N28° 12'32"W, along said right of way 181.12'; thence N29037'E
along said right of way 194.1'; thence S67°51'25"E 15'to a point that is 45'
from the centerline of Arch Street Pike; thence S29°37' W parallel to and
45' from said centerline 190.68'; thence S28012'32"W parallel to and 45'
from said centerline 178.12'; thence S89°52'21"W 17.04' to the Point of
Beginning. 5556 Square Feet, more or less.
TO HAVE AND TO HOLD the same unto the said Pulaski County, Arkansas and unto its successors
and assigns forever, for the purpose of the public uses and benefit herein described, together with all and singular
the tenements, appurtenances and hereditaments thereunto belonging or in any wise appertaining.
And we hereby covenant that we will forever warrant and defend the title to said lands against all lawful
claims whatsoever.
