See attached revised pdf addressing all of the comments provided by Vince and the utilities. I have also attached the
approval of each utility in pdf format. The only utility that ultimately required anything was Centerpoint. We have
added a 10' easement for them.
Can you confirm that good to move forward with obtaining owner signatures?

Thank you for taking my call last week. It had been awhile and was great speaking with you. We have prepared and
attached a preliminary plat showing the lot dimensions and access easements for your review. The access
easements will be dedicated by separate instruments. Odd as it may seem, the title company has confirmed that a
recorded access easement doesn't exist on the drive to Col. Glenn for either our property or the Kum & Go. Were
you able to locate the S file for the Kum & Go?
As discussed, please review and let us know if we can get this approved at staff level. I have also attached a copy of
updated site plan with the plat information. I thought they may help see the whole picture.

hereby make this Bill of Assurance to govern and control the land described in the Replat.
HEREAFTER, conveyances and descriptions of the property as ho � n 11tie leplat shall be a
proper and sufficient description thereof.
Lot 4A and Lot 4B, Being a Replat of Lot 4, A.G.C. Addition to the City of Little Rock, Pulaski
County, Arkansas ("Lot 4A" and "Lot 4B," respectively), shall be conveyed by Grantor and shall be
acquired by the grantees thereof subject to the covenants contained herein and the Replat.
RIGHTS OF WAY: With the filing of this Bill of Assurance and the Replat in the office of
the Circuit Clerk of Pulaski County, Arkansas, the rights -of -way shown
on the Replat are hereby dedicated to the City of Little Rock. The utility
easements shown thereon on dedicated to the appropriate public utilities
as identified thereon.
TERM/AMENDMENT: This Bill of Assurance shall be in full force and effect in perpetuity
subject to the following amendment and termination rights of the owners
of Lot 4A and Lot 4B. This Bill of Assurance may be amended or
terminated at any time from the date hereof by the unanimous written
agreement of the owners of Lot 1 R. Grantor is mindful of the decision in
Rausch Coleman Homes, LLC v. Brech, 2009 Ark. App. 225 (the
"Decision") and does not wish for the Decision to limit the ability of the
parties to amend this Bill of Assurance at any time and from time -to -
time. Grantor intends that this Bill of Assurance may be amended at any
time from the date hereof throughout the term of this Bill of Assurance
and expressly intends and agrees that this Bill of Assurance may be
amended prior to any expiration or termination date set forth herein.
RESTRICTIONS: Grantor, to be binding on all future grantees of Lot 4A and Lot 4B,
specifically agrees all ordinances of the City of Little Rock shall be
strictly adhered to and followed and, should the Replat or this Bill of
Assurance be contrary, in any way, to the ordinances adopted by the City
of Little Rock, from time to time, such ordinances shall have precedence.
All buildings constructed on Lot 4A and Lot 4B shall be constructed no
nearer the street than the building line shown on the Replat, and all
buildings shall be constructed in conformance with the Building Code
and Zoning Ordinance of the City of Little Rock, Arkansas.

CAW has a 36" and likely an 8" main on this property on the south side. The mains are in easements which
are attached. Indicate the easements on the plat and verify they cover the mains. The mains can be seen on
PAGIS Online Mapping-(pagis_org), and the GIS location of the mains can be obtained from PAGIS. Update the
plat with easements and water mains and resend for further consideration.

Colonel Glenn there would be no way to natively serve lot 413.
