Total Fi Li 2004088797 10/2?/PM M-18:43 AN Filed & Recorded in Offkial Records of CAROLYN STALEY CIRCUIT/COUNTY CLERIC PLAT AND BILL OF ASSURANCE Fees s?&Be WHEREAS, Trustees of Grace Presbyterian Church, Little Rock, Arkansas ("Owner") is the owner of the land described on Exhibit A hereto; and WHEREAS, it is deemed desirable that the above property be now subdivided as shown on the attached plat and that said property be held, owned and conveyed, as platted; NOW, THEREFORE, Owner, for and in consideration of the benefits to accrue to them, which benefits they acknowledges to be of value, has caused to be made the plat hereto attached showing the survey made the 13th day of October, 2004, signed by Robert D. Holloway, Registered Land Surveyor, bearing a Certificate of Approval executed by the Little Rock Planning Commission and showing the bounds and dimensions of the property now being platted. There are also shown on said plat certain easements which Owner hereby donates and dedicates to and for the use of public utilities, the same being, without limiting the generality of the foregoing, electric power, gas, telephone, water and sewer, with the right hereby granted to the persons, firms or corporations engaged in supplying such utility services, to use and occupy such easements and to have free ingress and egress therefrom for the installation, maintenance, repair and replacement of such utility services. In addition, there are hereby granted to the owners of Lots 1 and 2 of said addition easements for access from one lot to the other and to the public street; easements for parking by the respective owners on Lots 1 and 2 for their guests and invitees which do not disturb the regular activities of the respective owners; and an easement to the owner of Lot 1 for the establishment, maintenance and repair of the sign now located on Lot 2. The filing of this Plat and Bill of Assurance for record in the office of the Circuit Clerk and Ex-Officio Recorder of Pulaski Countv, Arkansas, will be a valid and complete dedication of the aforesaid easements. The land embraced in said plat shall be forever known as "Lots 1 and 2, Grace Presbyterian Church Addition to the City of Little Rock, Pulaski County, Arkansas," and any and every deed of conveyance describing the property by the letter and number shown on said plat shall always be deemed a sufficient description thereof. Iron pins have been set on the lines of the property being platted. In the event of minor discrepancies between the dimensions or distances as shown on the attached plat and the actual dimensions or distances as disclosed by the established pins, the pins as set shall control. Said property herein platted and any interest therein, shall be held, owned, and conveyed subject to and in conformity with the covenants that Lot 2 may be used for an office building to be constructed on Lot 2 and any other lawful uses.
