NOW, THEREFORE, the grantor has caused said land to be surveyed by Edward Lofton, and a plat thereof made which is identified by the title, "Lots 1A, 1B, Quijano Addition, being a replat of Lot 1, Quijano No 1 Addition, Little Rock, Arkansas" The plat bears the signature and seal of Edward Lofton, registered Professional Engineer, and Registered Professional Land Surveyor, the signature of the Grantor, bears a Certificate of Approval executed by the Little Rock Phuinizng Commission, and filed for record as Plat # in the Record of the Circuit Clerk of Pulaski County, Arkansas. The filing of the plat for record shall constitute a complete and valid delivery of any and all easement and/or rights -of -way shown on the Plat. The lands embraced in the plat shall be forever known as Lots 1 A, 1 B, Quij ano Addition, being a replat of Lot 1, Quijano No 1 Addition, Little Rock, Arkansas, and every deed of conveyance shall bear the Lot designations as indicated on the Plat 1. All buildings constructed on said lots shall be constructed no nearer to the street than the building line shown on the plat, and all buildings shall be constructed in conformance with the Building Code and Zoning Ordinance of the City of Little Rock, Arkansas. 2. All easements shown on plat shall be for utilities. 3. No lot shall be used except for residential purposes. No residence shall be erected on any lot other than one single family dwelling., The total floor area of dwelling constructed on any lot shall be not less than 1000 square feet. 3. No structures of a temporary character, trailer, mobile home, basement, tent, shack, garage, barn or other outbuilding shall be used on any lot at any time as a residence, either temporarily or permanently 4. No unlicensed vehicle shall remain on any lot. Certain Improvements remain uncompleted and a punch list has been prepared and sent. Engineering Specialist Date: ADDRESSING SPECIALIST'S REPORT I have reviewed the plat and find that the street names and street configuration are acceptable. Addressing Specialist TRAFFIC ENGINEER REPORT I have reviewed the plat and find that: Date: All streetlight installation, stripping, signage and other traffic improvements have been constructed and are in conformance with City requirements/standards. Work orders have been prepared for signage and street lights. Indicate the number of street signs ordered for this plat for billing to developer Certain improvements remain uncompleted and a punch list has been prepared and sent. Traffic Engineer Date: CIVIL ENGINEER REPORT I have reviewed the file for this matter and find that: The maintenance bond has been submitted and it is the proper type and amount. Financial assurance for the uncompleted improvements listed above has been received. All other requirements for final plat approval have been satisfied.
