VARIANCE TO ALLOW A REDUCED LOT AREA FOR
THE CHARDEAU COURT ADDITION PRELIMINARY
PLAT (S-1448) LOCATED AT 12900 HINSON ROAD.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That a variance from various lot design standards of Chapter 31 of
the Code of Ordinances is granted to provide for variances of certain requirements within
the Subdivision Regulations of the City of Little Rock for the Chardeau Court Addition
Preliminary Plat (S-1449) as follows:
Subsection A. That variances are granted from the provisions of Chapter 31,
Section 31-234 to provide a reduced lot area; Lots 2 - 4 of the Chardeau Court Addition
Preliminary Plat.
SECTION 2. This ordinance shall take effect thirty (30) days from and after its
passage.

SYNOPSIS
The applicant is requesting a variance from the
Subdivision Ordinance to allow Lots 2 - 4 to develop with
a reduced lot area.
FISCAL IMPACT
None.
RECOMMENDATION
Staff recommends approval of the requested variance. The
Planning Commission voted to recommend approval of the
requested variance, as recommended by Staff, by a vote of
10 ayes, 0 noes and 1 absent.
CITIZEN
The Planning Commission reviewed the proposed variance
PARTICIPATION
request at its July 15, 2004 meeting. There were no
registered objectors present. All property owners within
200 feet of the site, all residents within 300 feet, who could
be identified, the Rainwood Cove Neighborhood
Association, the Pleasant Valley Property Owners
Association and the Hillsborough Property Owners
Association were notified of the Public Hearing.
BACKGROUND
The proposed property contains 1.85 acres and the
applicant proposes to develop the site with ten single-
family lots through a planned residential development (File
No. Z-7668).

The applicant has indicated a zero lot line development.
Per the Subdivision Ordinance the applicant has indicated
a generalized site plan showing the proposed locations and
dimensions of all buildings, accessory uses and other
improvements. The platted building lines are shown on all
sides of each lot for the purpose of delineating the
maximum buildable area of each lot and the zero lot line
yard has been specified. The ordinance also requires a
minimum lot width of 35 feet and 4,000 square feet in area.
Lots 2, 3 and 4 will require a variance to allow a reduced
lot area, each containing 3,785.28 square feet.
