3 AN ORDINANCE TO RECLASSIFY PROPERTY LOCATED IN THE •
•
4 CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL
5 ZONING MAP OF THE CITY OF LITTLE ROCK,ARKANSAS; AND FOR
6 OTHER PURPOSES. •
8 WHEREAS, on April 10, 2025, the Little Rock Planning Commission approved the Rezoning
9 Application for Z-10135, also known as 5207 Frazier Pike, Little Rock, Arkansas and more particularly
10 described hereinbelow(the"Property"); and,
11 WHEREAS, the City's Future Land Use Plan designates this property as "RL" (Residential Low
12 Density)therefore the proposed R-4 zoning will not require an amendment to the plan; and,
13 WHEREAS,there being no objections presented to the reclassification of the property as approved by
14 the Planning Commission,the Board hereby approves the reclassification from a Zone R-2 (Single Family
15 District)to a Zone R-4(Two-family District).
16 NOT THEREFORE BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
17 LITTLE ROCK,ARKANSAS.
18 Section 1.That the zone classification of the following property be and is hereby changed as indicated:
19 Z-10135—Described as Lot 17,Block 5,Sanders Addition,An Addition to the
20 City of Little Rock, Pulaski County, Arkansas: From "R-2" Single Family
21 District to"R-4"Two-Family District(5207 Frazier Pike).
22 Section 2.That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock
23 and designated district map be and hereby amended to the extent and in the respects necessary to affect and
24 designate the change provided for in Section 1 hereof. See Exhibit A attached.
25 Section 3.That the Ordinance shall take effect and be in full force 30 days after the date of its passage
26 and approval.
27 Section 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
28 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
29 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
30 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
31 ordinance.
32 Section 5.Repealer. All laws, ordinances,resolutions,or parts of the same,that are inconsistent with
33 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
