3 AN ORDINANCE TO RECLASSIFY PROPERTY LOCATED IN THE
4 CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL
5 ZONING MAP OF THE CITY OF LITTLE ROCK,ARKANSAS; AND FOR
6 OTHER PURPOSES.

8 WHEREAS, on April 10, 2025, the Little Rock Planning Commission approved the Rezoning
9 Application for Z-5317-B,also known as 5924 Baseline Road in the Geyer Springs East Planning District,
10 and more particularly described hereinbelow(the"Property"); and,
11 WHEREAS,the proposed C-3 zoning will not require a Land Use Plan Amendment.
12 NOW, THEREFORE BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
13 OF LITTLE ROCK,ARKANSAS.
14 Section 1. That the zone classification of the following property be and is hereby changed as
15 indicated:
16 Z-5317-B— Described as part of the West 150 feet of the South 150 feet of Tract 1,
17 Southland Acres. Now in the City of Little Rock Pulaski County Arkansas more
18 particularly described as follows; Beginning at the Northeast corner of said part of
19 Tract 1 and a found mag nail; thence South 02°34'13"West 133.32 feet to a found
20 ARDOT monument; thence North 81°20'06"West 128.64 feet to a found ARDOT
21 monument; thence North 41°56'02"West 14.18 feet to a found ARDOT monument;
22 thence North 02°46'49" East 113.95 feet to a found mag nail; thence South
23 85°35'51"East 137.51 feet to the Point of Beginning,containing 0.404 acres, more or
24 less and being shown on plat recorded in plat book 4 page 18 records of Pulaski
25 County Arkansas: From"R-2"Single Family District to"C-3"General Commercial
26 District(5924 Baseline Road).
27 Section 2.That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock
28 and designated district map be and hereby amended to the extent and in the respects necessary to affect and
29 designate the change provided for in Section 1 hereof.
30 Section 3. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
31 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
32 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
33 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
34 ordinance.

1 Section 4. Repealer. All laws,ordinances,resolutions,or parts of the same,that are inconsistent with
2 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
