The floor area of any one-story dwelling constructed on any lot or part thereof shall be not less than 2400 square feet; the floor area of any one and one-half story dwelling constructed on any lot or part thereof shall be not less than 2600 square feet; and the floor area of any two-story dwelling constructed on any lot or part thereof shall be not less than 2800 square feet. In all cases, the floor area shall be the finished heated and cooled living area of the building within its largest outside framed dimensions, exclusive of open porches, decks, eaves, carports and garages, breezeways, terraces, and exterior or secondary stairways.
