PROJECT BACKGROUND, pESCRIPTION AND ANALYSIS: The subject property is located west of I-30, on the south sidi of 96 street, between Rock and Commerce streets. The subject project's legal description is th West 66 feet of Lots 10, 11 and 12, Block 59, Original Cityof Little Rock, Pulaski County, Arkans The purpose and intent of this 4roject is to remodel this property into a 7-unit apartment complex. The structure will include a lob y, a laundry room and a library/lounge. The library/lounge will be on the 3rd floor. There will be of change in elevations regarding this project and the exterior will be restored following the Historic Pistrict guidelines. Major renovations will include repair or replacement of all wooden windows; replace fascia and soffit, replacement of existing sl 'ngles with architectural shingles and decking as needed; removal of steel siding to expose original od siding, which will be repaired and replaced where needed; new driveway, new 11 space parkin lot; and construction of a deck on rear of 3rd floor. Once approval is granted and the project should I ike approximately 7 months. This property is currently zone R4-A and the property owners have requested a Conditional Use Permit from the City ofLittle R k Planning Commission. The Planning Commission is schedule to hear this application on June 2 2003. There are several criteria in thepistdct's design guidelines for consideration. At this time is appears the description of work meets with the Staff recommends approval of this project, contingent upon all ances other conditions set by the Historic District Commission.
