The maximum peak roof height of any structure to be erected, or subsequently altered on the property shall not exceed the lesser of, (i)-a distance of thirty (30) feet form the ground or first floor of the structure to the peak of roof height, or (ii) a peak roof elevation of 506 feet above sea level. A variance of this covenant shall require Grantor's written approval. Grantor shall incur no liability refusing to approve Grantee's request. This restrictive covenant shall remain effective as long as John C. and/or Debbie R. Kincaid own the residence located at 3401 Hill Road, Little Rock, Pulaski County, Arkansas. The Grantors do hereby certify that they have replatted said real estate in accordance with said plat.
