Little Rock
part of lots 1,2 and 3 of Block 59, original city of Little Rock
1. Stabilize brick structure.
The upper right corner f this brick two-story building has separated and is migrating north
and slightly west. A structural ngineer has recommended installing a steel plate with through -bolt to
bring that corner plumb with tl a rest of the building. The bricks in the affected area (and elsewhere
as needed) will be repointed w th mortar in compliance with Design Review Guidelines, section 4:
Brickwork and mortar, with sp cial attention to items K, L and M.
The plate will painted to approximate the color of the brick or left to weather, at the discre-
tion of the MacArthur Park ME toric District Commission.
Failure to correct this p oblem will lead to continued separation of bricks and continued
deterioration of the Kindervatet Building, and would seem to present a clear public health hazard.
2. Front, Street Elevation Doc
s and Windows
The painted chipboard
urrently covering all street -level brick openings shall be removed.
Existing doors will be repaired
ind re -glazed or else replaced with doors in general conformance
with the structure's zrchitectur
I style and design. In accordance with Guidelines, section 9, any new
door would be like or very sint
ar to the original in style, materials, glazing and lights.
Eventual storm doors w
ll be full -view and baked -on enamel or anodized aluminium in dark
colors, unless the commission
ould authorize white to match other visible windows and doors.
Original ransom -like w
ndows over the two doors and picture window will be preserved
where possible, otherwise repl
ed with like materials.
3. All Second -story windows
All second -story windo
s, all of which are double hung, are broken, most otherwise in
disrepair or decay. They would
ae replaced with double hung windows that appear virtually identical
to the originals, even more so since
all those windows begin at least 15-feet above grade. I plan to
use double -glass insulated whit
metal windows with thermally -broken frames. Each would fit in
existing brick opening, each wc
ald have white frames, like the existing windows.
Exception to above pam
agraph. The second story windows overlooking the rear elevation
are set in a wood -siding wall. I
Ian to add one or two windows to that south -facing wood facade --all
four windows to be the same as
the other new windows.
This plan is in complian
a with section 46, windows, except for the replacement materials,
which would appear consistent i
md from the street, identical to the originals. In any case, it would
seem to me to look more authen
be than the storm windows I would otherwise need after spending
too much time and too much m
ney to repair or rebuild windows, and for too little significance to
the community.
4. Awnings
Currently every second-
tory window has a metal awning attached to it. The awnings are
attached to the existing window
rames, and if they are reinstalled for the new windows, I would
want to reattach them in a like
anner.
