BILL OF ASSURANCE
TO: The Public )
WHEREAS, Victory Enterprises, LLC, is the sole owner of the following
described property to -wit:
Part of the SE1/4, NW1/4, NE1/4, Section 14, T-1-S, R-13-W, Pulaski County,
Arkansas, more particularly described as follows: Commencing at the Northwest corner
of said SE1/4, NW1/4, NE1/4, Section 14, thence S 00 deg 46 min E 424.6 ft to the point
of beginning, thence N 86 deg 53 min E 155 ft, thence S 01 deg 05 min 45 sec E 83.13
ft, thence N 87 deg 08 min E 100 feet, thence S 00 deg 46 min E 121.04 feet, thence S
87 deg 08 min W 255.45 feet, thence run N 00 deg 46 min W 203.5 feet to the point of
beginning, containing 1.004 acres more or less. LESS AND EXCEPT the West 15 feet
thereof to be used as a private road easement and also a 10 feet utility easement as shown
on plat (hereof).
AND WHEREAS, it is desirable that all of the above described property be
subdivided in to lots.
NOW, THEREFORE, WITNESSETH:
That , Victory Enterprises, LLC, the said owner, hereinafter termed grantor, have
caused said tract of land to be surveyed by Edward Lofton, Registered Professional Land
Surveyor, and a plat thereof made which is identified by the title, Victory No. 1 Addition
to the City of Little Rock, Pulaski County, Arkansas and the date 5 October 2001 and by
the signature of the said surveyor and Jerry L Victory, President of said grantor, and bears
a Certificate of Approval executed by the Little Rock Planning Commission, and is on
record in the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County,
Arkansas, in Plat Book < -s Pag and grantor does hereby make this
Bill of Assurance.
The grantor does hereby certify that they have platted said real estate in
accordance with said plat. The lands embraced in said plat shall be forever known as
designed on said plat, and every deed of convenyance for said property shall use this
designation.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit
Clerk and ex-offico Recorder of Pulaski County shall be valid and complete delivery and
dedication of the streets and easements shown on the said plat.
The -lots in said Addition shall be sold by the grantor and shall be purchased by
the buyers thereof subject to the following covenants, to -wit:

street than the building line shown on the plat, and all buildings shall be
constructed in conformance with the Building Code and Zoning Ordinnce•_of = ��,� ate.

2. No lot shall be used except for residential purposes. No residence shall be
erected on any lot other than one single family dwelling. The ground floor
area of dwelling constructed on any lot shall be not less than 900 square
feet.
3. No structures of a temporary character, trailer, mobil home, basement, tent,
shack, garage, barn, or other outbuilding shall be used on any lot at any time
as a residence, either temporarily or permanently.
4. No unlicensed vehicle shall remain on any lot.
