Filing fee has not been paid. 2. Preliminary Plat checklist a. Indicate linear feet of street. b. Indicate square footage of Lots 6 and 7 to assure compliance with minimum lot size. c. Incorporate park area into lots or provide for perpetual maintenance of the park within the Bill of Assurance. d. Lot 2 area falls below minimum lot size. e. Indicate proposed source of water supply. f. Indicate proposed means of wastewater disposal. g. Provide proposed street name. h. Indicate southern lot dimensions for Lots 4 and 5. i. Show limits of floodway and/or floodplain. j. Provide storm drainage analysis. k. Provide preliminary storm drainage plan. 1. Provide zoning classifications within the plat boundary and of abutting properties. in. Will all of the lots be platted at one time? n. Show PAGIS Monuments (one at each corner of the principal subdivision). Variance/Waivers: None requested; variances are needed lot size on Lot 2 (possibly Lots 6 and 7). Public Works: 1. Mann Road is classified on the Master Street Plan as a commercial street. Dedicate right-o€way to 30 feet from centerline. 2. Provide design of street conforming to "MSP" (Master Street Plan). Construct ono -half street improvement to these streets including 5-foot sidewalks with planned development. 3. Plans of all work in right-of-way shall be submitted for approval prior to start of work. 4. Stormwater detention ordinance applies to this properly. 5. Contact David Hathcock for street name approval. 6. Combine Park property with Lots 3 and 4. 7. A Sketch Grading and Drainage Plan will be required per Sec. 29-186 (e). 8. A Grading Permit will be required per Sec. 29-186 (c) & (d). A single cul-de-sac is proposed to access the subdivision from Mann Road. The applicant was not present at the September 13, 2001 Subdivision Committee meeting. Staff informed the Committee October 4, 2001 SUBDIVISION ITEM NO.: 1 (Cont. FILE NO.: S-1322 that there were many deficiencies in the proposed plat. The Committee determined the item should be deferred to the next regularly scheduled Subdivision agenda. Staff advised the applicant.of this action and provided him a copy of the staff comments that were presented at the Subdivision Committee meeting. PLANNING COMMISSION ACTION: (OCTOBER 4, 2001) The applicant was not present. There were no objectors present. A letter of opposition had been received from Janet Berry, President of SWLR UP. Staff informed the Commission that the item needed to be deferred due to the many deficiencies in the proposed plat. There was no further discussion. The vote passed by 11 ayes, 0 noes and 0 absent. The application was placed on the consent agenda and approved for withdrawal by a vote of 11 ayes, 0 noes and 0 absent. 3
