The involved parcel is mostly flat and well covered with an abundance of pine trees and natural vegetation. All street improvements are in place. B. DEVELOPMENT PROPOSAL This applicant plans to plat 4.9 acres into 17 lots for single family use. 300' of new street will be provided in the form of a cul-de-sac which will serve Lots 7-14 (inclusive). ANALYSIS No major problems with the proposal were found, though several items need resolving. All of the lots adjacent to the cul-de-sac did not measure 60' at the building line, but had an average width of 60' which the Ordinance allows. Since it is zoned "MF-24," the property will have to be down -zoned to accommodate this single family development. As for technical requirements: (1) the plat should show a 30' building on those lots adjacent to Otter Creek Parkway since it is designated as a collector street; (2) Lot 1 should indicate a property line radius on the corner, and (3) the right-of-way dimension on Otter Creek should be shown. STAFF RECOMMENDATION Approval, subject to comments made. SUBDIVISION COMMITTEE RECOMMENDATION: A motion was made to approve the plat according to the following: (1) Down -zoning from "MF-24" to "R-2." (2) A preliminary plat revised to conform with the staff's analysis. The motion was made and passed by a vote of: 2 ayes, 0 noes, 3 absent. Dr.AMMTA1f_ rnMMT99T0N ACTION: The applicant was present. There were no objectors. A motion for approval, subject to down -zoning of the property, was made and passed by a vote of 7 ayes, 0 noes, and 4 absent. f
