THAT, WHEREAS, Freddie H. Reed, hereinafter called allotter, is the sole
owner of the land described in attached Exhibit A lying in the County of Pulaski -
County, State of Arkansas -
AND, WHEREAS, it is desirable that the above -described property be
subdivided into a lot.
NOW, THEREFORE, WITNESSETH:
THAT 1, the said allotter, have caused said tract of land to be surveyed by Ivan
Hoffman, Registered'Professional Land Surveyor, and a plat thereof i nade which is
identified by the title Lots 1 and 2, Final Plat, Reed Subdivision, being areplat of Tract
B, Phase No. 1, Cole Subdivision to the City of Little Rock, Arkansas, filed as record
Plat Book 21 at Page 23; and part of the Southeast Quarter (SE 1/4) of the Southwest
Quarter (SW '/4) of the Northeast Quarter (NE 'A) of the Northwest Quarter (NW 1/4)
of Section 23, Township l North, Range 13 West of the Fifth Principal Meridian,
Pulaski County, Arkansas, and the -date February, 2001, and by the signature of the
said land surveyor and the said allotter, and bears a Certificate of Approval executed by
the Little Rock Planning Commission and is of record in the office of the Circuit Clerk
and ex-0ffieio Recorder of Pulaski, County, Arkansas in Plat Book / , Page a L-Ar�
the allotter does hereby make this Bill of Assurance.
AND, the allotter does hereby certify that he has laid off, platted and
subdivided; and does hereby lay- off, plat and subdivide said real estate in accordance
with said plat. The land embraced in said plat shall be forever known as Lots I and 2,
Final Plat, Reed Subdivision, being a replat of Tract B, Phase No. 1, Cole Subdivision
to the City of Little Rock, Arkansas, filed as record Plat Book 21 at Page 23; and part
of the Southeast Quarter (SE 1/a) of the Southwest Quarter (SW '/a) of the Northeast -
Quarter (NE '/4) of the Northwest Quarter (NW 'A) of Section 23, Township 1 North,
Range 13 West of the Fifth Principal Meridian, Pulaski County, Arkansas.

Dear Mr. Moore:
Our client, O'Reilly Automotive, Inc., Springfield, Missouri has
property under contract on Asher Avenue. The property is the
east 180.12 feet of TRACT B Phase I, Cole Subdivision. Cole
Subdivision is a one -lot subdivision. The remainder of TRACT B
will be 20.0 feet in width. The seller, Freddie Reed, also owns
an unplatted parcel immediately west of TRACT B.
It is my understanding that before a building permit can be
issued Cole Subdivision will need to be replatted with the
unplatted parcel.
Please review the enclosed Subdivision Plat identified as REED
SUBDIVISION and a boundary survey of the subject property to
verify if you can do staff approval. Our client has until March
2, 2001 to close on this property.
Attached for staff review, please find enclosed the following:
1. 2-bond copies of Final Plat
2. 2-bond copies of Boundary Survey.
