NOW, THEREFORE, WITNESSETH: .+
That we, the said Yelenich Family Revocable Living Trust,•'*�•1.n0�•.+'•*'
hereinafter termed grantors have caused said land to be
surveyed by Troy D. Laha a Registered Professional Land
Surveyor, and a plat thereof made which is identified by the
title ROCKY REPLAT And the date Date May 15, 2001 and by the
signature of said surveyor and the said grantors and bears a
Certificate of Approval executed by the Little Rock Planning
Commission and is recorded in the Office of the Circuit Clerk
and ex-officio Recorded of Pulaski County, Arkansas, in Plat
Book Page � and the Grantors do hereby make this
Bill Asurance.'' !
The grantors do hereby certify that they have replatted said
real estate in accordance with said plat. The lands embraced
in said plat shall be forever known as designated on the said
plat; and every deed of conveyance for said property shall use
this designation.
The filing of this Bill of Assurance and plat for record
in the Office of the Circuit Clerk and ex-officio Recorder of
Pulaski County, Arkansas shall be a valid and complete
delivery and dedication of the streets and easements shown on
the said plat except that area designated as ingress and
egress for Lots 1, 2 and 3 which are not dedicated hereby but
are laid out and delivered hereby solely as private easements

for the mutual use and benefit of all the owners of tracts or
parts thereof, their successors and assigns, their tenants,
patrons, customers, licensees and invitees. Each owner shall
keep clean, clear and free of debris all that portion of said
ingress and egress easement adjacent to said owners tract.
All buildings constructed on said lots shall be
constructed no nearer to the street than the building line
shown on the plat with the exception of open canopies which
may extend to within 12 feet of the street right of way. All
buildings shall be constructed in conformance with the
Building Code and Zoning Ordinance of the City of Little Rock,
Arkansas.
There shall be no overnight parking of any vehicle on
this property with the exception of on duty employees.
There shall be no outside pay telephones either free
standing or attached to any building or structure. There shall
be no outside peddlers, vendors, yard sales or vehicle sales
except as part of tenants operation. There shall be no use
that creates a nuisance or materially increases noise or the
emission of dust, odor, smoke, gases, or materially increases
fire, explosion or radioactive hazards on adjacent property.
There shall be a twelve -foot wide drive way across the
south line of Lot 2 connecting to Lot 3.

in person the within named R. J. Yelenich, to me personally
well know, who stated the he is the Trustee of the YELENICH
FAMILY REVOCABLE LIVING TRUST and stated that he had executed
the foregoing Bill of Assurance.

AN ORDINANCE AMENDING CHAPTER 31 OF THE CODE
OF ORDINANCES OF THE CITY OF LITTLE ROCK,
ARKANSAS, PROVIDING FOR A WAIVER OF MASTER
STREET PLAN STREET CONSTRUCTION OF RIGHT TURN
LANE ON CHICOT ROAD FOR ROCKY REPLAT LOCATED
AT SOUTHEAST CORNER OF BASELINE ROAD AND
CHICOT ROAD.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
ARKANSAS:
SECTION 1. That Chapter 31 of the Code of Ordinances be amended to provide for a waiver
of certain requirements within the Subdivision Ordinance and Master Street Plan for the City of Little
Rock, for Rocky replat, as follows:
Subsection a. That Section 31-175 requiring right turns lane to be constructed on
Chicot Road within right -of- way be waived.
SECTION 2. This ORDINANCE shall take effect thirty (30) days from and after its passage.
