The intenKon is to demolish an exisKng and structurally failing 2 car detached garage and rebuild a new 2 car detached garage with a living space and single bath above. The proposed new 35’ x25’ structure will sit 3’ off the west (rear) property line and 5’ off the right way on Club Road. The architecture and facade fit with the character of the historic Heights neighborhood. In the a1ached survey, you will noKce that the exisKng structure is in a similar locaKon and we are actually moving further off the rear setback. We are requesKng a variance to permit our setback to be 5'-0" on the South side right of way on club Rd, and a 5’ setback from the new detached garage from the Southwest corner of the home instead of the required 6’ Thank you for consideraKon, and thank you for your service to the City of Li1le Rock.
