Allison Law Firm, P.A. 1501 North University Ave., Suite 220 Little Rock, Arkansas 72207 501-664-2300 III I I IIIIIIIII IIIIIII III II I I I III IIII III III 2019073023 PRESENTED:11-13-201910:30:24AM RECORDED:11-13-201910:34:14AM In Official Records of Terri Hollingsworth Circuit/County Clerk PULASKI CO, AR FEE $25.00 AMENDED BILL OF ASSURANCE KNOW ALL MEN BY THESE PRESENTS: WHEREAS, Thomas Rao and Christi Lambert Rao are the sole owners of Lots 63 and 64, Valley Falls Estates, Phase III -A, an Addition to the City of Little Rock, Pulaski County, Arkansas.; WHEREAS, the Thomas Rao and Christi Lambert Rao have created a new legal description combining Lots 63 and 64, Valley Falls Estates, Phase II -A, an Addition to the City of Little Rock, Pulaski County, Arkansas, a copy of which is attached hereto as Exhibit "A" and incorporated herein by reference as if set forth word for word; WHEREAS, the Thomas Rao and Christi Lambert Rao desire to amend the Bill of Assurance to Re -Plat said two Lots to one Lot knows as 63R, Valley Falls Estates, Phase II -A, an Addition to the City of Little Rock, Pulaski County, Arkansas; WHEREAS, all other covenants and restrictions set forth in the original Declaration of Restrictive Covenants and Bill of Assurance filed on April 56, 2002, as Instrument No. 2002131232 in the Circuit Court of Pulaski County, Arkansas shall remain in full force and effect. NOW THEREFORE, WITNESSETH: THAT, we, Thomas Rao and Christi Lambert Road, have caused the aforementioned Lots to be surveyed by Daniel W. Havner, Registered Land Surveyor, No. 1542, and a plat thereof which is identified by title as Final Plat of 63R, Valley Falls Estates, an Addition to the City of Little Rock, Arkansas, dated August 2019, and by the signature of the surveyor and engineer set forth on Exhibit A, Thomas Rao and Christi Lambert Rao, and bears a Certificate of Approval by the Little Rock Planning Commission, and is on record in the office of the Circuit Court of Pulaski County, Arkansas as Instrument No. , and Thomas Rao and Christi Lambert Rao do hereby make this Amended Bill of Assurance. THAT, Thomas Rao and Christi Lambert Rao, do hereby certify that they have replatted the aforementioned lots in accordance with said plat. The lands embraced in said plat shall be forever known as designed on said plat; and every deed of conveyance for said property shall use this designation and shall be subject to the covenants, conditions, reservations and restrictions contained in the Declaration of Restrictive Covenants and Bill of Assurance filed on April 56, 2002, as Instrument No. 2002131232 in the Circuit Court of Pulaski County, Arkansas. THAT, the filing of this Bill of Assurance and plat for record in the Office of the Official Reocord of the Circuit Court of Pulaski County, Arkansas, shall be a valid and complete delivery and dedication of the streets and easements shown on the said plat, and all buildings shall be constructed in accordance with the existing restrictions and Building Code and Zoning Ordinance of the City of Little Rock, Arkansas.
