BEGINNING, containing 31,691.0 square feet, or, 0.728 acres, more or less.

Arkansas ; and
WHEREAS, said owner desires to plat the above property into a lots;
NOW, THEREFORE, the said Riverside Properties. LLC a limited liability company, hereinafter
referred to as the "Grantor", has caused said property to be surveyed by The Vlehlburger Firm Registered
Professional Engineers and Registered Professional Land Surveyor, and a plat thereof which in identified
by the title, Hot 5 Riverside Properties Subdivision., Little Rock, Arkansas. Arkansas and dated the 22"' day
of October 2000 and by the signature of the Circuit Clerk and ex-officio Recordezof-PiA;Fski-Cour}ty,

Clerk; therefore, the Grantor herein does make this Bill of Assurance.

The Grantor hereby certifies that it has laid off, platted and subdivided, the said lands
in accordance with said plat. The lands embraced in said plat shall be forever be known and
described as "Lot 5 Riverside Properties Subdivision, Little Rock. - fkansa5", and conveyance of said land
by lot numbers shown on the plat shall be considered a complete and proper description thereof.
There are certain strips of ground shown and described on the plat, marked "Utility Easements"
reserved for the use of public utilities, subject at all times to the proper authorities and to the easements
herein reserved. Owners of the above -described property shall take their titles subject to the rights of
public utilities and the public.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and
ex-officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the
easements shown on the said plat.
All buildings constructed on said lots shall be constructed no nearer to the street than the building line
shown on the plat, and all buildings shall be constructed in conformance with the Building Code and
Zoning Ordinance of the City of Little Rock, Arkansas.
