follows:
Commencing at the Northeast corner of said NE 1/4, NE 1/4; thence along the North line of said
NE 1/4, NE 1/4, North 87024'26" West 330.18 feet to the POINT OF BEGINNING; thence South
02°08'02" West 492.83 feet to a point on the proposed North right-of-way line of Chenal
Parkway; thence along said proposed right-of-way line North 74°06'56" West 402.02 feet; thence
North 02°08'02" East 532.42 feet; thence South 87056'07" East 390.50 feet; thence South
02°08'02" West 135.62 feet to the POINT OF BEGINNING, containing 5.203 acres, more or
less.
as shown on the plat herein mentioned as Lot 1, Riverside Properties Subdivision, City of
Little Rock, County of Pulaski, State of Arkansas; and
WHEREAS, said owner desires to plat the above property into a lot;
NOW, THEREFORE, the said Riverside Properties, LLC, hereinafter referred to as the
"Grantor", has caused said property to be surveyed by The Mehlburger Firm, Registered Professional
Engineers and Registered Professional Land Surveyor, and a plat thereof which is identified by the
title, "Final Plat of Lot 1, Riverside Properties Subdivision, Little Rock, Pulaski County, Arkansas,"
and dated this 24th day of March , 2000 and by the signature of the Circuit Clerk and

described as "Lot 1, Riverside Properties Subdivision" to the City of Little Rock, Pulaski County,
Arkansas, and conveyance of said land by lot numbers shown on the plat shall be considered a
complete and proper description thereof.
There are certain strips of ground shown and described on the plat, marked "Common
Access, Drainage and Utility Easement" and reserved for the use of ingress / egress to Lot 1,
Riverside Properties Subdivision and, to the proposed Lot 2, Riverside Properties Subdivision,
utilities and drainage purposes, subject at all times to the proper authorities and to the easements
herein reserved. Owners of the above -described property shall take their titles subject to the
rights of public utilities and the public.
All buildings constructed on said lots shall be constructed no nearer to the street than the building
line shown on the plat, and all buildings shall be constructed in conformance with the Building Code
and Zoning Ordinance of the City of Little Rock, Arkansas.
