BILL OF ASSURANCE
WHERAS, Stagecoach Village LLC, an Arkansas Limited Liability Company,
Declarant, is the sole owner of the following described property: Lots 19R and 20R of
Stagecoach Village Tract A Phase II Addition to the City of Little Rock, Arkansas, and
desires to replat said lots to make a minor adjustment to the rear easement line. All
terms of the prior Bill of Assurance filed 5/28/02 as Document #2002146960, the Bill
Assurance filed 3/ 19/03 as Document #2003025636, the Bill of Assurance filed
3/ 19/03 as Document #2003025637, the Bill of Assurance filed 01/ 14/04 as
Document # 2004004466 and the Bill of Assurance filed 02 / 23 / 04 as Document
#2004014498 in the official record of Pulaski County Circuit/County Clerk remain in
full force and effect for these replatted lots:
NOW, THEREFOFE, WITNESSETH:
That we, the said Declarant, hereinafter termed grantor, have caused said tract
of land to the surveyed by Charles F. Best of Hurricane Valley, Inc Professional
Engineering Consultants, Registered Professional Engineer/Land Surveyor, and plat
thereof made which is identified by the title Replat of Lots 19RR - 20 RR Stagecoach
Village, Tract A, Phase 2 dated August 26, 2004 and by the signature of the said
engineer/surveyor and the said grantor and bears Certificate of Approval executed by
the Little Rock Planning Commission, and is on record in the Office of the Circuit Clerk
and ex-offacio Recorder of.Pulaski County, Arkansas in Plat Book hT- Page
and the grantor do hereby make this Bill of Assurance.
The grantor does hereby certify that they have replatted said real estate in
accordance with said plat. The lands embraced in said plat shall be forever known as
designed on said plat: and every deed of conveyance for said property shall use this
designation.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit
Clerk and Ex-officio recorder of Pulaski County shall be valid and complete delivery and
dedication. of -'the. streets and easements shown on the said plat.
All �iiildings constructed on said lots shall be constructed no nearer to the
street than ;-'Lhe building line shown on the plat, and all buildings shall be constructed in
conformance with the Building Code and Zoning Ordinance of the City of Little Rock,
Arkansas.
