Markham St. Little Rock, AR 72201 RE: Kenwood Subdivision Ms. James, Please find attached 4 copies of the preliminary plat for the above reference project. The developer is requesting a variance from the boundary street ordinance to allow construction of David O. Dodd with the second phase of remaining lots rather than complete the construction as a phased project. Currently, there are approximately 80 lots remaining to develop. The owner would like to complete the project in 4 phases of approximately 20 lots. David O. Dodd improvements would be constructed along with development of the 2"d phase. This would allow the developer to complete some lots and gain momentum. The construction of the street improvements would be completed in one phase rather than a "piece meal" type approach. Typically, this will provide a much "cleaner" looking pavement rather than the patched look that we sometimes get with the phased construction. The developer is also requesting the addition of five lots by narrowing several of the remaining lots. The total approved lot count would increase from 215 lots up to 220 lots. Please place this item on the June 26, 2014 docket.
