THAT WHEREAS, Mike Stalcup, Brenda Stalcup, L.D. Vance, Ron Miller, Ken Burnett,
Kenny Broadmen and Lisa Broadmen hereinafter called Grantors are the owners of the following

AND WHEREAS, it is deemed advisable to replat the above -described property into lots.
NOW, THEREFORE, the Grantors have caused said lands to be surveyed by McGetrick
Engineering, Inc., Engineers and Land Surveyors, and a plat made thereof, identified by the title
"Lots 1, 2, 3, 4 & 5, Alien's Subdivision, Little Rock, Arkansas". The plat bears the signatures
and seals of Patrick M. McGetrick, Registered Professional Engineer, and Robert C. Lowe, Jr.,
Registered Professional Land Surveyor, the signatures of the Grantors and bears a Certificate of
Approval executed by the Little Rock Planning Commission and is recorded in the records of the
Circuit County Clerk of Pulaski County, Arkansas, as Plat
The filing of this plat for record shall constitute a complete and valid delivery of any and
all easements and/or rights -of -way which may be shown or designated on the plat.
The lands embraced by the plat shall be forever known as "Lots 1, 2, 3, 4 & 5 Allen's,
Little Rock, Arkansas", and all future conveyances shall refer to the lot number(s) as designated
on the plat.

Re: Allen's Subdivision — West side of S. Katillius Road
Dear Mr. Stalcup:
As of this date, the final plat for Allen's Subdivision has not been completed. It came to the Planning staff s
knowledge in June, 2001 that you sold one of the unplatted lots within this proposed subdivision to Lisa and
Kenny Boardman. This represents an illegal subdivision of land, based on the fact that there has been no final
plat.
The Planning staff attempted to resolve the illegal subdivision issue through the Boardmans' conditional use
permit for an accessory dwelling, which was approved by the Little Rock Planning Commission on July 26, 2001.
One of the conditions of approval was as follows:
"The final plat for Allen's Subdivision must be completed within 30 days. The accessory
dwelling is not to be occupied until the final plat is completed."
Again, as of December 31, 2001 the final plat has not been completed. Staff feels that ample additional time has
been allotted for you to resolve this matter. Therefore, we have no other option than to initiate legal action
regarding this illegal subdivision issue.
Please accept this letter as official notice that the 5.52 acre property on the west side of S. Katillius Road (also
known as Allen's Subdivision) is in violation of the City's Subdivision Ordinance, specifically Section 31 -2
(the definition of a subdivision) and Section 31-5(c)(1). You have fifteen(15) days from the receipt of this letter
to complete the final plat for Allen's Subdivision. Otherwise, additional legal action will be taken by this
department.
