PULASKi COUNTY CiRCUIT1COUNTY CLERK Fees $25.00 SECOND AMENDMENT TO BILL OF ASSURANCE KNOW ALL MEN BY THESE PRESENTS: THAT, WHEREAS, Lexus Land LLC. an Arkansas Limited Liability Company, is the sole owner of the following described lands lying in the County of Pulaski, State of Arkansas, to wit: Lot 1 A and Lot 1 B, Mid -Towne Development, Little Rock, Arkansas. AND, WHEREAS, it is desirable that all of the above described property be replatted. NOW THEREFORE WITNESSETH: THAT Lexus Land, LLC_ hereinafter termed Grantor, has caused said tract of land to be surveyed by Gregory T. Sullivan a Registered Professional Land Surveyor, and a plat thereof made which is identified by.the title Final Plat of Lot 1 R, Mid -Towne Development, Little Rock, Arkansas dated January 7, 2009, ("Plat") and by the signature of the Circuit Clerk and ex-officio Recorder of Z000005-7310 Pulaski County, Arkansas, in Plat Book Page Amendment to Bill of Assurance. and the Grantor do hereby make this Second The purpose of this Second Amendment is to: combine two separate lots into a single lot. There are strips of ground shown and dimensioned on said Plat marked "Utility Easement", reserved for the use of public utilities, subject at all times to the proper authorities and to the easement herein reserved. The. Owner of this replat shall take its title subject to the right of public utilities and the public. The filing of this Bill ofAssurance and Plat for record in The Office of the Circuit Clerk and Ex-Officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of any easements and rights -of -way shown on the said Plat not previously dedicated and recorded. Hereafter, conveyance and description of said lands by lot number as shown on said Plat, shall be a proper and sufficient description thereof. The lot in said subdivision shall be sold by the grantor and shall be purchased by the buyers thereof, subject to the covenants set forth in the parent document filed in Plat Book F. Page 305. The considerations set forth in the parent document are hereby approved by the City of Little Rock Planning Commission. Any additional requirements, restrictions or statement are entered without review or action by the Planning Commission, and shall not be considered part of the Little Rock Planning Commission's requirements for plat approval.
