Grantor does hereby certify that it has replatted said real estate in accordance with the Plat. The lands embraced in the Plat shall be forever known as designated on the Plat. The former easements and building setback lines shown on plat recorded as Plat No. F-185, and Correction Certificate filed June 11, 1998 as Instrument No. 98-44691, records of Pulaski County, Arkansas, have been completely superceded by virtue of the recording of this revised plat. The former Bill of Assurance recorded as Instrument No. 98-028231 and re -recorded on June 11, 1998 as Instrument No. 98-044690. records of Pulaski County, Arkansas, have been completely superceded by virtue of the recording of this revised Bill of Assurance. The filing of this Bill of Assurance and Plat for record in the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the streets and easements shown on the Plat. The former drainage easement filed of record November 16, 1979, as Instrument No. 79-54736, and re- recorded November 19, 1979, as Instrument No. 79-55006, is abandoned and removed from this plat by virtue of the recording of this plat which provides new drainage easements. All buildings to be constructed on the lots shall be constructed no nearer to the rights -of -way than the building line shown on the Plat; and all buildings shall be constructed in conformance with the Building Code and Zoning Ordinance of the City of Little Rock, Arkansas.
