Comments are based on the variance request for the drive relocation. Comments for expansion(s) shall be addressed at the time a building permit is applied for. This would address handicap
parking and accessibility.
As you come in the drive, you have an access to the right that allows two way travel, staff feels that this will cause safety issues with circulation. Please advise. During the normal
pickup & drop-off all traffic will come in the second drive & use the one way drive at the front of the building. All other times visitors can come in the new entrance & pickup or drop
off in the drive in question.
Drawing submitted is not to scale so staff cannot accurately review it. Provide a drawing that is true to scale. Also label the widths of the proposed drives. See attached revised
drawings.
What are you proposing for the section of the drive aprons? Provide a detail showing how they will be constructed. They shall include a minimum of #4 rebar 20inch on center. See attached
detail.
How many cubic yards of cut/fill will you have with this? You might need a grading permit. Grading & building permits have been requested through the city portal.

Provide site plan and layout. Survey will not be considered as plan.
Provide parking layout, count, and handicap parking and access.
Restripe the parking lot.
Mount the parking wheel stops.
The driveway accesses that are nearest to the intersection shall be kept blocked to not allow vehicular paths of travel.
At least one handicap stall shall be a van accessible stall, this means a stall with a width of 11ft minimum and a 5ft minimum access aisle.
Provide ADA accessible route from the public right of way to the proposed development in accordance with 36 CFR Part 1191 Section F206.2.1, “… at least one accessible route shall be
provided within the site from accessible parking spaces and accessible passenger loading zones, public streets and sidewalks, and public transportation stops to the accessible building
or facility entrance they serve.”

Remove one of the drives and revise plan. You do not have enough frontage to allow for two drives.
The driveway shall be a minimum of 100 feet from the property line.
Driveway cannot exceed 36feet in width.
You shall add handicap parking near the field. Each parking area near the field shall have handicap.
Your van stalls shall be a minimum of 11ft in width with a minimum of a 5ft access aisle.
Where is your site circulation? There are no sidewalks. Provide sidewalks. You shall ensure the sidewalk connects to your boundary street improvements and allows circulation through
the site.
Grading permit required to be applied for.
Stormwater detention required. I don’t see any drainage system layouts proposed.

The handicap layout is backwards, and it shall be a van accessible stall. This meaning that it shall be a minimum of 11ft in width with a minimum of a 5ft access aisle.
Why is the site oriented to have the driveway skewed and entering at an angle. Can the site be rotated to fix this?
Boundary Street requirements to be met per Public Works Comments.
Driveway to be an improved surface to match the parking lot.

To prevent confusion, I would have the proposed road that runs East and West removed from the drawing to allow the Commission to understand completely that they are only looking at the
North to South connection.
