BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS: SECTION 1. That Chapter 31 of the Code of Ordinances be amended to provide for deferral of certain requirements within the Subdivision Ordinance and Master Street Plan for the City of Little Rock for Westwood Apartment Addition located on Stagecoach Road, as follows: Subsection a. That Section 31-201, requiring minor arterial street improvements for Stagecoach Road be deferred for a period of five (5) years or until the development of Lot 2 or 3, whichever occurs first. The specific deferral is for minor arterial widening including sidewalk construction except for initial construction of a right -turn lane and center turn lane to the west property line of Lot 2. SECTION 2. This ORDINANCE shall take effect thirty (30) days from and after its passage. The frontage on Stagecoach Road is 645 feet. FISCAL IMPACT Cost to applicant is estimated at $64,600. RECOMMENDATION Approval CITIZEN The Planning Commission held a public hearing on June 26, 1997. They voted to approve PARTICIPATION the deferral including sidewalk. (7 ayes - 0 nays - 4 absent) BACKGROUND Westwood Apartment Addition is a 3 lot subdivision with a planned 312 unit complex on lot 1. Staff recommends a center turn lane extended to the west property line of lot 2 and right -turn lane be required as a part of initial construction and full minor arterial improvements with the development of lots 2 & 3 or five (5) years, whichever occurs first.
