Mansell & Leanne W. Mansell are the owners of All of Lot 277 and that part of Lot 276, KINGWOOD PLACE, an Addition to the City of Little Rock, Pulaski County, Arkansas, more particularly described as follows: Beginning at a point the West line of said Lot 276 which point is 27 feet South of the NW comer of said lot and is also the intersection of the west line of said lot and the north end of a masonry wall; thence East 1 feet along the north end of a masonry wall; thence Southwesterly along the East side of said masonry 33.2 feet to the Southeast corner along of a concrete porch; thence Northwesterly 2.2 feet along the South edge of concrete porch to a point on the West line of said Lot 276; thence Northerly along said West line a distance of 33.5 feet to the point of beginning. That we, Anthony G. Mansell & Leanne W. Mansell, hereinafter termed grantors, have caused the said tract of land to by surveyed by Brooks Surveying Inc., Professional Registered Land Surveyors and a plat thereof made which is identified by the title of Lot 277 R, being a replat of Lot 277 and part of Lot 276, Kingwood Place, an Addition to the City of Little Rock, Pulaski County, Arkansas. By the signature of the said surveyor and the said grantors and bears a Certificate of Approval executed by the Little Rock Planning Commission and is on record in the Office of Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas as Instrument No. 0 and the grantors do hereby make This Bill of Assurance. The grantors do hereby certify that they platted said real estate in accordance with said Plat. The lands embraced in said plat shall be forever known as designated on said plat and every deed of conveyance for said property shall use this designation. The purpose of this replat is to amend the front building line as approved by Board of Adjustments Case 7-3474- There is no change in easements. All Buildings and structures constructed on said property shall conform to the rules and regulations of the City of Little Rock, Arkansas. No lot shall be split or combined without the full consent of the City of Little Rock, Arkansas. The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex-0fficio Recorder of Pulaski County shall be valid and complete delivery and dedication of the streets and eshown on the said plat.
