A. PROPOSAWREQUEST:
The division of approximately 26 acres into four lots. Lots
1 and 2 are currently developed as Southwest Hospital and
support facilities. The remainder is vacant. A helicopter
landing area is shown on Lot 4.
B. EXISTING CONDITIONS:
The surrounding area to the north is vacant and currently
wooded. Freeway dependent commercial uses exist adjacent to
I-30.
C. NEIGHBORHOOD COMMENTS:
Adjacent property owners were noticed. Staff has received
no responses from the public on this proposed preliminary
plat.
D. ENGINEERING COMMENTS:
Public Works
1. Verify location and alignment for South Loop. Dedicate
right-of-way for this principal arterial (120 foot right-
of-way) and contribute in -lieu funds for that portion
that is a boundary to this plat.

Utilities and Fire Department/County Planning
Wastewater: Sewer available not adversely affected.
AP&L: Approved as submitted.
Arkla: No response.
Southwestern Bell: Approved as submitted.
Water: Split causes private line to cross a parcel to serve
another. Rerouting of line or installation of public
main across site required. $150/acre charge may
apply in addition to normal costs. 20' easement on
north is for waterline only. RPZ required FS & DS.
Fire Department: Check with fire department.
CATA: Not transmitted.

G. ANALYSIS•
The proposed preliminary plat meets the requirements of the
Subdivision Ordinance. It has been determined that the
South Loop expressway does not pass through this site.
H. STAFF RECOMMENDATIONS:
APPROVAL of the four lot preliminary plat subject to
conditions listed in this report. No variances or waivers
are requested.
SUBDIVISION COMMITTEE COMMENT: (MARCH 13, 1997)
Pat McGetrick presented the preliminary plat. There was
discussion in respect to the location of the proposed South Loop.
Mr. McGetrick said he would work with state highways to determine
the location and possible impact on this plat.
The plat was referred to the Planning Commission meeting on
April 3, 1997 for determination.
