Minimum curb return and property line radii at arterial and collector street intersections shall be a minimum of 31.5' All other street curb return radii shall be a minimum of 25'. All property line radii at street ROW line intersections shall be a minimum of 25'. 10. Tract F as depicted hereon will be conveyed to the property owner of the land PLATE 3 east of and adjacent to said Tract F following final platting of Phase 1. 11. Tracts D and E will be utilized for open space and/or stormwater detention purposes.
