General Notes
1. Ground contours (2' Intervals) are Interpreted from aerial
survey. Elevation Source: PAGIS, M.S.L.
2. All lots having curved boundary lines are measured using chord
distances.
3. Front building set -backs, shall be as follows: 2V for residential
and minor residential; 30' for collector street; and 35' for minor arterial.
4. A 10 foot "no vehicle access" easement will be final platted along
double -fronted lots along West Kants Road (minor arterial) as follows:
Lot Nos. 248, 215, 214, 213. 195. 194, 193, 176, 161, 162, and 163.
5. A 10 foot "no vehicle scoess' easement will be final platted along
double -frosted lots along Rushmore Drive (standard collector) as follows:

6. Vehicle access for single -fronted lots along Rushmore Drive will be

7. Stomh drainage piping Is shown hereon graphically In approximate
locations. Piping, Inlet, and Junction box locations are subject to change
based on final design of street grades. Where drainage easements are
shown, ditch construction will Include low -flow concrete bottom paving.
All piping, Inlets, and Junction boxes will be contained within public street
ROWS and drainage easements.
8. Street continuance Information signs per Section 31-202(d) of the Subdivision
and Zoning Ordinance will be provided at the project boundary lines on all street
stubs to adjoining property,
9. Minimum curb return and property line radii at arterial and collector street
Intersections shall be a minimum of 31.5' All other street curb return radii shall
be a minimum of 25'. All property line radii at street ROW line Intersections shall
be a minimum of 25.
10. Tract F as depicted hereon will be conveyed to the property owner of the land
east of and adjacent to said Tract F following final platting of Phase I.
11. Tracts D and E will be utilized for open apace and/or stormwater detention
purposes. A portion of Tract D will be conveyed by final matting of Phase I to
the owner of the property east of and adjacent to said Tract D for the purpose
of providing future street access.
12. Sanitary sewer easements shown herein are 10 feet In width. Stomp drainage
easements depicted hereon are generally 10 feet in width except where greater
widths are required to avoid abrupt changes In ditch alignment
13. All utility easements required for telephone, power, gas, and CATV will be determined
during final design of each development phase and final platted for each phase
accordance with respective utility owner requirement.
